How to reach the REALLY rich?

So my uncle is a luxury southwest-style home builder in New Mexico. A lot of wealthy people come here for a 2nd home, retirement, etc. My uncle is offering me a huge bonus ($50,000) to anyone I can refer to him and signs a contract.

It sounds like a great way to make a living to me, but I'm trying to figure out where to find really wealthy people who are in the market for a new home. Where do they congregate?

Heck, if any of you can send someone to me, I'd definitely share some profits.

    I would highly recommend meeting more and more people.

    Networking not just online but in person at different social events.

    The rich are people who live their lives not too differently from you.

    People you meet at the grocery store, the mall, the gym, or even in your local neighborhood could among the rich that you are trying to target, or they may know somebody.

    Network. Speak to others. Make more and more friends.

    This kind of business is definitely about knowing the right people, and some of this won't be done online but in person.

    I agree with InternetMarketer1, networking is one of the most popular ways to reach a wide range of clients that are interested in services/products. Go on LinkedIn and meet new people. Go to parties, meetings and other social events and talk to everyone. Get their contact details and become friend with them.

    I know a guy who managed to get a millionaire to meet him for a coffee to discuss a possible business idea. How? He met another millionaire at a meeting and became friends with him and asked him if he knew anyone who would be interested in investing in new businesses. Right there on the dot, the millionaire called up another pal and got him to meet the entrepreneur for a coffee.

    Pretty powerful stuff.

      I know many other wealthy people; I like to attend country club/premium golf events; as someone who's spent most of his life behind the VIP line, so to speak; that's exactly right re spending time where other wealthy folks do. Or live theatre/gallery openings/high-ticket charitable fundraisers/private political events etc.

      or if you don't have that kind of access, at least lead-gen ads in publications that wealthy folks read

    If I was looking for tons of rich people, I'd try to find a forum where they hang out. Or LinkedIn groups, Facebook groups, etc.

    If I were to be hunting down the really rich & wealthy online I would use Facebook Ads with some great research.

    Target products, brands, magazines & events using facebook's interests targeting.

    Research yacht brands for example, people that like the brand pages of high end yachts are likely to be wealthy - thats just an example, there will of course be many other types of products etc that you can target.

    Put your offer in front of them : )

      I fully agree with CrazyMarketer. These are not people who are gonna hang out in "rich people forums" online. You need to find their lifestyle outlets and advertise to them on a consistent basis. Jumping up from their chair and buying a $4 million home is unlikely. Plant some repetition in yachting magazines, cigar publications, etc. Best of luck!

    Keep the profits for yourself. This is a relatively easy puzzle to complete. You already know the question: why do the wealthy congregate online. This is 90% of the puzzle. Begin researching how to promote real estate online. That exact phrase. You'll find all the answers you need.

      "Really wealthy people" is a relative term. If you're earning $800/mo, "really wealthy people" might earn $10,000/mo. But if you are earning $10,000/mo you will look to people who earn $100,000/mo as being "really wealthy people." And so on, up the scale.

      One might consider $380,000 a year a good income but not "really wealthy people." Yet, did you know that if you earn more than $380,000 in the USA, you are one of the top 1% earners? *

      I think it would be better to determine the average price of the houses your uncle is building and, from that, determine the financial standing of anyone wanting to buy one of them.

      Very roughly, with 20% downpayment, you could buy a $2 million home for under $8,000/mo payment? And you would probably qualify for such a loan with under $200,000 a year income. (depending on all sorts of other criteria, of course.)

      Now you have specific numbers to work with, you might have more success finding them, instead of trying to find such a nebulous group as "really wealthy people."

        Earning has nothing whatsoever to do with being rich. Just consider this: A billionaire had a bad year and instead of earning a few millions he lost several. Is he poor now? Of course not. As a comparison, let's take a person who works as a successful lawyer and earns 150.000 a year, but spends it all. Maybe even overspends his budget. He not only is NOT rich, he may be even BROKE.

        Being rich has nothing to do with earning, and everything to do with NET WORTH. Take all mans possessions, subtract all debts, and if you get a number that allows this person to have a passive income (that means not the person, but his money at work) that is above the average in the society, this person definitely is rich. In the US the average income is around 40.000 a year. To make that passively, you need at least half a million dollars. In a developing country, however, you could be considered rich if you own ten times less.

    You could probably rent a mailing list. Get the SRDS for the services that your uncle has... see were or still are looking for relocation in the southwest location of USA within the last 60 (or 30) days. Start with a test quantity of 5,000 people. I would reach them with a postcard, or a simple 1-page pitch letter... in a #10 plain white envelope. Target more if you need to (small price increase). I'm sure there a ton of rich people you could reach this way... (even though this is truly an offline marketing approach).

    2) Find out which of those cities has a Mason's lodge

    3) Find out what day/time the lodge is open for meet and greets.

    4) Go there, meet Masons, ask to join.

    Many are in local and global business groups, business clubs and so on -- You can meet and mingle with them if you give them good reasons to want you to join them...

    I meet up with some members of the World Presidents Organization from time to time (meeting up with current KMart Australia CEO and former Asea Brown Boveri Asia Pacific CEO next week), and also with some of my co-members at the Young Presidents Organization...

    The WPO is an organization of mostly 40++-year old corporate principals, investors, CEOs, company owners, business leaders, corporate executives and entrepreneurs around the world, divided into regional groups. We at the YPO are the younger generation of WPO members...

    It's crazy fabulous in the membership sections of both sites -- Members talk about 8 to 9-digit USD investments and acquisitions, yachts, mega yachts, speedboats and private jets, rock concert tickets in various countries for their kids, tickets at cultural shows around the globe and so on (I'm more interested in investments and business oppurtunities, though)...

    You'd most likely find some interested members there, especially at the WPO...

    Your question shouldn't be how to reach really rich people, it should be how do you reach people who are looking to build a southwest-style luxury home in New Mexico.

    - You can create a landing page looking to collect leads for people who want to move to New Mexico. You can work on creating content to rank for the right keywords, or buy some Google ads.

    - People looking to move to New Mexico would have stayed and possibly holidayed in New Mexico before. You can try to get in front of people staying at hotels. Perhaps print flyers or informational sheets which can be distributed in hotels, golf clubs, resorts, spas etc

    - Some people looking to move to New Mexico would have friends or family in New Mexico. You want to somehow get front of mind for these people so they recommend the your uncle.

    • Also, if you don't know how to do these things, use Micro job sites (like Fiverr) and pay someone with top ratings on those sites to set it up and run the pages/ads for you. $2-$20 on most sites.

    Having known and mingled with truly wealthy people (some household and Forbes list names included), I have a warning for those who follow some of the advice given earlier in this thread.

    Truly wealthy people know full well that everyone they meet could be gunning for them and their money. As a result, they are very wary of newcomers, especially newcomers who have their hands out for money.

    Maybe joining a club where wealthy people congregate is a reasonable idea. But it will be years before you are trusted. Don't underestimate the microscope you will be under. You may be in a rush. They can take their good old-fashioned time.

    You need to build your own connection to people who are involved in real estate business at one or few cities in New Mexico. You can find them through social media (e.g: facebook, linkedin), Google, real estate forums, etc. The online marketing is not enough, you need to also do offline marketing aka meet people directly, so this way can increase credibility of yours and also your uncle.

    Have your uncle send you all the video tours he currently has for homes and then upload each one to YouTube and follow up with a WordPress website with a real estate theme like the house detective. Write a few small articles every week and post them to your blog and Linkedin.

    You may want to choose if you are going to do this with "traditional" (off-line) methods, OR are you going to use "internet marketing" or a combination.

    Knowing where you will "laser focus" your energy is key.

    If you were going the way of Internet Marketing, I would research KEY WORD PHRASES that the wealthy people will be searching online for.

    I would set up a "Lead Tracking" so I can validate and verify to my Uncle that the lead came from ME.

    I would start BLOGGING about "luxury southwest-style homes in New Mexico" Taos, SantaFe etc.

    All of the BLOG posts will have Capture Pages to collect these leads/prospects and drip on them with tracked links to the properties.

    You might also what to ask your Uncle if you can have EXCLUSIVITY to leads coming from certain states of the country or areas of world via the internet.

    I'd have your uncle send you lots of pictures of his real estate listings -- use that to create simple slideshow videos -- lots of them. Make sure they're all keyword optimized and are eye-catching enough to create desire.

    Next, I'd use a video syndication tool like Hydravid to blast that video all over the web so that it gets as much exposure as possible. Combine that with social backlinking software to drive a good amount of backlinks to these videos.

    I'd then set up a luxury homes blog specifically focusing on your uncle's location in New Mexico, and start embedding those videos on your blog, together with some short posts. If you're going to go the blogging route, I'd also create those "point of view" type videos with your smartphone where you're walking through the house and talking about its features along the way.

    First thing to realize, the wealthier you are, the less likely you're doing all the research yourself.

    Also there are independent investor groups around-offer to give a presentation about investment opportunities in the area etc.

      Most of what's been suggested in this thread is very non-targeted and personally, I think the chances of these strategies working are extremely slim. You're going to waste a lot of effort and advertising money trying to find a needle in a haystack.

      Are you going to convince a wealthy person on Facebook (or anywhere else) to build a home in New Mexico, a very unique and non-traditional lifestyle setting in the southwest desert? Good luck with that.

      You've got to step in front of people that have already made up their minds that New Mexico could be an option and they are convinced enough that they are in the "looking" or research stages.

      Contact all the NM real estate brokerages, explain your connection with this luxury home builder, and offer to pay them a sizable commission above and beyond their typical RE fees for successful referrals.

      A little warning . . . you are only going to be as successful in your business as your uncle is successful as a great salesman for his business. You are an affiliate marketer, in a sense, but sales are really going to depend upon your uncle - that could be a good or a bad thing depending upon him.

    How about starting a Facebook page on luxury homes? Every now and then include one of your uncle's designs.

      Even rich people Google. With a potential $50K per close, I'd definitely consider a targeted, paid search campaign. I am confident this would be very profitable. And it's certainly worth the risk given the upside.

      Get together some videos/pictures on a simple website with a few landing pages with a Phone to call, and contact lead form. This really doesn't need to be very complex. You could put together a Wordpress website very quickly, or even pay someone $1K to $2K to get it done for you.

      And with a $10K per month total ad spend + management fee total budget (that's being very generous), I bet you could close at least 2 contracts per month. So $100K for every $10K spent. Perhaps more!

    If I were you I would make my way into every aspect of marketing, business cards, posters, doctors room, local newspaper ads etc.. and build a site around it, performing local SEO so you can rank well..

    Just imagine though, all you would need is 2 leads per year to earn a healthy wage

      I side with Willie on this one. Just hone in on perfecting your craft whether it's a service you provide like information or skill or physical product it make it your best and the rich and wealthy will come.

    Have a lunch in and invite Top Real Estate Producers, then present them with info they can take back to their investors, and customers. Allow them to do the heavy lifting

    Nielsen and Alexa should be able to provide demographic information about what magazines and websites the have the highest percentages of people in your targeted income bracket.

    Use that information to run a Display Campaign with AdWords or different ad network.

    Interesting opportunity you have.

    Up here in ND we refer to folks who spend their winters in the SW part of the country as 'snow birds.' Most are retired who more often than not rent property semi annually though some own two properties. And there are the more wealthy who go back-n-forth year round, these often operate business in several locations.

    So, there are people who move back-n-forth regularly, as Willie pointed out, let them find and come to you.

    From a sheer marketing perspective, ask yourself, who markets to these folks effectively now? Discover these and pattern your marketing similarly. The Sandals Resorts is one that comes to mind.

    My late friend Bud Riggs had a 200 acre ranch for sale just north of Carlsbad, NM.

    The ranch featured a runway for small planes, small house and several out buildings including a two plane hangar. When he decided to sell it, he ran small classified ads in flying magazines, and several flew in to see it. While I was visiting we videotaped the landings and take offs and made a little video to send to the person interested. He passed away before it sold, but the advertising he used brought the right kind of prospects.

    After Shirley MacLaine "destroyed" a mountain in Santa Fe, many local residents wanted new zoning.

    Anyhow, what REASON would someone have to buy a rattlesnake, coyote infested piece of the desert? Find your answer, find your prospects.

    Many great ideas presented in response to your question. You need to laser focus your marketing on the exact type of "rich" who will give your Uncle enough for the project and a little extra to spare $50,000 for the sale. In New Mexico what is the typical custom home builders profit margin these days? Does the sale need to be $500,000, 1,000,000, 2,000,000+ ?

    Baby boomers are your market for 2nd homes and I would say corporate executives, and business owners should be included. Find where they hang out or like to go on vacation in the area, golf clubs, ski resorts, resorts, big game hunting trips, fly fishing tours...typical places the "rich" like to play. Network or advertise in those places.

    Having worked in a very similar market before, for networking I would also look at who the top Architect firms are for that style of building construction in the area. Typically, high-end custom home prospects will go through a reputable architect with a decent portfolio to design the home and if they are not from the area, they will hire the architect to design the home and then request bids from several custom home builders before awarding the project.

    If you want to become your uncles marketer get his portfolio up in Houzz, get him listed in Angies List and the BBB, get him featured in Sunset magazine, listed with his local Chamber of Commerce. If your prospects dont get word of mouth about how great your uncles building is then you need to make him great via advertising. Honestly, if your uncle's company was refered to me I would look him up online and do some due diligence before committing.

    Go to your favorite keyword tool (Market Samurai) and type in Southwest Custom Homes in "xyz, NM" I did it using Santa Fe and found the top ten places your rich prospects are going to look online. The top four are custom home builders, Houzz, pinterest, and some more home builders...Page Authority averaging around 2, so its very possible to rank for some decent keywords and then run ad campaigns using a portion of that $50G you're going to rake in...

          Randall Magwood's advice was dead on.

          My friend's company uses the SRDS for our area to get the lists of people who subscribe to Forbes, Wall Street Journal, Robb Report, etc and then they send direct mail pieces to them for the high end home improvement services they offer. Works really well at getting qualified leads that convert well.

      He builds homes on the higher-end. Usually $3,000,000 plus, when you factor in the lot and everything else.

    Wow, what a great opportunity! I would just like to add that most wealthy couples got that way by living below their means during their working years. The majority of millionaires are first generation and they also only marry once. Their is a book titled "The Millionaire Next Door" that was a very interesting read. Good luck to you and best wishes😊

    Just imagine though, all you would need is 2 leads per year to earn a healthy wage
    Problem is that most people will come up with excuses. That way, they do not have to pay you.

    Here is what I have found out from selling high end real estate:
    • $100 per lead on magazines.
    • $200 per lead on local newspapers
    • $500 per lead on big city newpapers
    • $5000 per lead using sad words - many ads deleted due to low volume.

      Let's look at it this way. It's like professional sports.

      Tom Brady makes $20 million per season for playing football. Bob Kraft pays Tom Brady to play football to support his hobby, the Patriots. Which level of "rich" are you aiming at?

      If you want to reach the "Tom Brady rich", many of the methods mentioned will help. Factor in what the "New Mexico lifestyle" means (usually a lot of artsy, New Age kind of stuff) and you can further hone your target.

      If you want to reach the "Bob Kraft rich", you'd best know someone who can connect you, and have something to offer as you work your way past levels of staffers that will vet you before passing you along.

      Ideally, you're going to have to make a name for yourself to draw attention from this demographic, which typically are averse to publicity outside of their social circles. I would recommend systemically writing and publishing relevant articles to outlets which are already targeting people in this niche including financial newsletters, executive/management journals, Wall Street Journal, Forbes, NY Times, Robb Report, etc. An excellent resource for article publishing guidelines and editor contact information is "The Writers' Market".

    First see if he is serious.

    Tell him this opportunity is so exciting you are willing to dedicate one full year to make this work for both of you.

    To match your one year commitment ask him to put skin in the game by providing you an advance on the first commission of 50k that he can reclaim over your first 3 sales referrals, this way you leave money in your business to keep scaling.

    With that 50k and a year time frame there will be no issue in your dedicating the proper amount of time and research to do this properly.

    No one simple answer on this forum will suffice but hec you have a year and cash to get it done. Not that hard a task.

    Just one example of how to go about it?

    build a site/facebook and social profile around southwest-style homes in Mexico.
    You can then target Facebook based on interests, income and travel and create an info guide on problems and solutions regarding buying homes in Mexico.

    The reasons for failure at tasks like this are lack of time, money and intellect.
    If you can get the money, and have the time and you are reasonably intelligent, willing to learn and test then you may have a great opportunity in front of you.

    Try to be authentic and maybe offer them a service you currently provide. If you already offer a service no matter the price level look into expanding your service to another clientele (High End). From there maybe you can recommend them to your uncle.

    Well for a start, $50 K is a great commission so I would echo everyone above and say "start socializing in places where you would find those clients". I am sure they have a popular cafe, bar restaurant or sports event.

  • You may want to try and locate a list of the personal assistants of the rich and famous. The people you are looking for have assistants to filter what they see. You need to get it in their hands and in most cases, you are going to need to build a relationship with them before they let your ad get past them.

    They are the gatekeepers.

    2. Use Craigslist.
    3. Use Mailing List (Service such as infoUSA or InfoFree can help to target right people.
    4. Use Local Newspaper Ad
    5. Do Press Release with a good title and target home investors as well

    What I suggest is bookmark this whole forum post and study all the answers everyone has given first and use a combination!


    What I would add is joining a country club near by if you can afford it. I think they can range from $2000 to several million a year. That's how you can meet locals that are going to be a little more of what you would call wealthy.

  • I think the one thing to bear in mind is that in real estate there is a million different ways to buy a property, what you have to do is find the need.

    Who NEEDS one of these properties?

    Selling is all Fact Finding and Needs Analysis.

    Get yourself along to your uncles place. Speak to the people who bought there, have general conversation, do some due diligence or market research.

    Why did they buy there?

    Where do they come from?

    Why do they continue to live there? Benefits??

    Would they recommend it to others?? If so, who?

    Would they like to make $10k for 1 recommendation????

    See where I'm going here... Think small first, it's not all about the big spend of marketing. Sometimes the answer is sitting right under our noses and we look way, way past it because "It can't be that simple right???" WRONG!!!

    Go there and enjoy a week vacation spend some time getting to know the neighbourhood, what could be cooler than hanging with people who spent $3,000,000 on their flash pad??

    ONE MORE THING - Remember your NET WORTH is dictated by your NETWORK... Get growing that network, be SMART!!

    Well one way to find wealthy people would be via social networking sites and forus where you can really screen through potential candidates to get the ball rolling.

    Another plan could be to support a cause; there are many wealthy people who love to donate a fraction of their wealth to support causes, so maybe throwing a charity or a fund raising dinner in your city could attract some wealthy patrons.

    Consider a Facebook page, just ran a quick Facebook search for Retirement home New Mexico and it came back with a few results, no huge page likes but worth considering and would be minimal cost. Set up a website, Linkedin, Facebook, twitter, Pinterest use unique images from previous projects I would have thought would not be an issue for you Uncle.

    Research any forums relating to retirement, and break the niche down find out what people are looking for, what questions are they asking get the answers. Remember you don't necessary need to look for people already looking for a retirement home in New Mexico although it would be nice to find a few, you could look for people that are looking for a retirement home and tell them why it should be in New Mexico.

      Brandon, one reason you might not have found much is that the term "retirement home", at least in the US, brings up images of places like nursing homes, assisted living facilities, and such. Such places are not likely to seek or be sought on Facebook.

      And the folks do8food really wants to reach aren't likely to be searching online for "retirement homes", either.

      do8food, you might want to spend a few hours or days shadowing the agents your uncle is using now, especially if there is a star performer. Listen to what people are actually looking for and how they express it. Pick his/her brain (yes, it's very likely to be a her) for the things that identify a hot prospect, so you can try to attract more like them.

      Reaching the portion of the market you seek that is interested in higher end residences in New Mexico isn't going to be as simple as running a few FB ads.

        It is important to clarify your question. You are NOT looking for "really wealthy people who are in the market for a new home." You are looking for "really wealthy people who are in the market for a new home IN NEW MEXICO.

        There are many people who would never consider buying in the Southwest and others who would. The former are not worth bothering with at all.

        As someone who owns vacation property (in Hawaii) and has had the opportunity to observe how people get interested in buying here, it seems to me that the best way to find your target market is to hook up with wealthy people who are visiting New Mexico from elsewhere and like it and are wondering what it would be like to buy property there.

        If I were in your position, I would organize private "would I like it here?" tours for travelers/tourists visiting New Mexico, and promote them through high-end B&Bs (giving them a cut) in the state, or at least in the scenic parts of the state.

        I could go into a lot more detail on this strategy but I hope it's enough to get you thinking.

          Oh wow, I think you just blew my mind with this one. In fact, my wife is Chinese, and Chinese people with money spend it to the extreme (you have no idea)! We were thinking of setting up tours for Chinese in this state, and now that you mentioned it, we can have them tour my uncle's property.

    Register some targeted keyword rich domains and flesh them out with some targeted keyword rich articles then rank them and use them as lead capture pages. Get a dedicated phone numbers from Twilio and use analytic call tracking to forward your leads to your uncles sales staff. You get a recording of every call and you can even use separate numbers to track each advertising campaign like if you used PPC, Banner ads or whatever.

    Depending on the keywords you chose to target you should be able to rank these websites fairly easily with just a few solid backlinks.
