Where is the best place to purchased established websites?

I figure Im not creative or intelligent enough to create my own money making website/product/etc. so I have decided to purchase one that already makes money. Sure its a larger initial investment but if they arent being shady then I have nothing to worry about.

But thats the issue. All these website brokers dont seem to trustworthy. Or at least the seller trying to pawn their site. 500 dollars for a website that makes 4000 dollars a month? Right.

So where can I find trustworthy sellers? I would just hate to spend thousands on something and then get nothing in return. Thats exactly what i am trying to avoid.

      As long as these guys arent able to pull the wool over my head ill be fine. I dont see why I shouldnt invest 25,000 in a business that earns 2000 a month in net profit.

    Im not at a point where I trust spending that much money on a website and trusting the stats that they are providing. Alexa, traffic, and income proof can be modified easily. I am more careful with my website purchasing. And in the end you can make your own successful website for $10.

      This is true but if I make my own for 10 dollars and dump time into it and get no results and try again and again thats alot of time and money wasted. I dont have much time on my hands. The thing Im looking for is a place where those stats arent modified. I know thats alot to ask but I havent had much success on my own

    Just make sure that the business you spend $25k on isn't reliant on a single source of traffic because if that traffic disappears overnight, so does the business - and your investment.

      Thank you. I havent been looking at to many specifics since id have to take a loan out for that kind of cash. However, one of them I looked at is at the top of a few different search engines so that seems decently promising

    Avoid the temptation. Just because the site is there today doesn't mean it will be tomorrow. Tons and tons of IMers lost their full time income literally overnight when Google rolled out Panda and again when Penguin came out.

    If you are relying solely on search traffic, you are playing with fire. Instead, buy a brand/site that has an established audience. With an established readership, a massive fail on the search side won't decimate you.

    Too bad you weren't around last year! I was seriously considering selling my IM business along with all my products. The business earns me about $30k/yr working only 2 hors a day.

    I eventually changed my mind and decided to hang onto it due to the amazing number of lowball offers I received.

      Out of curiosity, how much would you have sold that for? I found this other business for sale that had an audience and didnt rely on traffic at all. Ill keep what you said in mind. It makes alot of sense! Im perfectly fine with maintaining customer relationships. Id much rather do that than what i do now.

        At the time, I was looking for 18-24x months net profits. The offers I got were insulting ($5k - $15k). I mean, I had a net profit of about $25k that particular year, working part time - why would I sell it for $15k? I thought $36k - $50k was a bargain to begin with since it included all my products and all my clients as well as the brand.

          Wow! That is insulting! I always feel like the price of a website should be no less than 24 months profit if its a solid site with consistent profits. I would have easily paid 60k for that if I had the money at the time haha

            Bummer! My oldest was starting college so I was going to sell the business instead of taking out the PLUS loan. Couldn't find anyone serious so I kept it.

                I will be in the coming months. I was offered a very lucrative opportunity in Las Vegas over the summer to open the SLS Las Vegas Casino (I'm a Senior Microsoft Architect) so I took a 9-month hiatus from IM (5-months to open the casino and then 4 months vacation).

                I just recently started ramping up my internet operations again. Once I'm back in full swing, things will pick up again.

    Flippa is very tricky, yet it is a place to get good bargain.

    I hate buying at Flippa for two reasons. One to get a really good website, it mean you probably caught a newbie to Flippa who didn't know how to list their website correctly , The other is too many Flippa sellers who mastered the art of faking traffic, sales, ... etc to make a lousy site like a killer website ( which also underestimate good website )

    Also most likely a startup with great idea but made a bad decision of selling there. So while you can get a good deal by watching closely ( you will need a lot of time on your watch to buy a site ).

    Flippa used to have great listing but with there fee hitting the sky, it is really tough to find a good website there every day ( a worthy website will be listed every month or so ), so you will really need to keep your eyes on flippa.

    I would say look at the warrior forum website sale section, you can find some good deals.

      Yeah Flippa seems a bit shady. Whats your opinion on EmpireFlippers? Im not to crazy about the whole deposit thing but it makes sense and those listings seem very legitimate - Just more expensive.

    Not familiar with EmireFlippers, but if you got a really good budget (High 5 digit to 6 ), I would recommend checking latonas. They got big sites, and they tend to do their due diligence. I never bought or sold on them but I did meet with them in a summit and they took me through the process of how they handling the sale

      Nice! Ill check into them. Itd be so cool to own a real business making serious cash instead of just some adsense website or pitiful affiliate website I can only get one sale a month on lol

    Save yourself a lot of headaches and build your own site from scratch. Here are just SOME of the reasons WHY you need to do this

    1) You'll save more money

    2) You'll build a site around existing traffic instead of the other way around

    3) You have more control over your brand

    4) You will be tuned into the community that develops around your content

    5) You have total editorial control

    6) You can craft more ways to make money - ways that are more convenient and 'easier' for you

    7) You can grow your site based on actual USER BEHAVIOR.

    REMEMBER: You can always OUTSOURCE

      You have a good point! There are tons of advantages to creating your own. The only thing you are uncertain of is the money you'll make. That's at least one thing you know about an established business. That's where I struggle. Uncertainty is scary

    I just never know when buying established websites if I am buying a website that has been penalized in Google or even banned from adwords as it may have been associated with a banned user in the past.

    Happened to me a couple times already
