Determine Website Value

Can anyone tell a good site to determine the value of a website? Or a formula to figure it out? I'm looking to sell some sites that i have and am not sure where to begin pricing.

    Do the sites get their value from:
    a) hard to get domain name
    b) work done building the site
    c) traffic
    d) turnover

    IMHO the only real indicator is turnover. Traditional businesses are worth 5 to 8 times profit. Sometimes 3 times turnover, depends on the sector. Web sites are volatile so they tend to be worth 10 to 24 months' revenue. Also, the age of the site is important. If you build an affiliate site in 2 months that is generating $10k a month, no one knows if it will be generating $0k in another two months. But if it has been generating the revenue for over a year, that is a good sign.

    If you google 'website valuation' you will find lots of useful stuff.

    You can use complex formulas but in the end, a website is worth what someone will pay for it.

    Your potential buyers are not going to care how long it took to build. What if it took you a year to build it? What if you're gifted designer and whipped up a great site in a hour? Potential buyers will care about how much money they will make relative to how much money they will pay for it. You'll need to answer: Why should I part with $100? or $500? or $5,000?

    If they pay $500 and take years to break even, they'll be probably say it wasn't worth it. If they pay $500 and use it to quickly make $2500, odds are they'll say it was well-worth it.

    But there REALLY is much more to the value of a domain than the random stats of a tool...

    Sales figures, monthly traffic, age, keywords.. etc etc

    there are some web sites that provide this service.

    of course, you can't 100% rely on them. But I'm sure their calculations are based on logical things, i.e domain ages, visitors, page rank, links, etc.

    Several factors play a big role: The Domain Name, contents (single), the age of the field, the pagerank, visitors, pageviews, income, daily work and predominance in a certain place. The value would be then given by analyzing all the factors which would lead then to the value of the web site. If you want to calculate it just quickly and to obtain only one coarse evaluation you can simply multiply the incomes with a figure between 6 and 24. It would be the income for the 6 to 24 months following. It depends on the site if you employ a figure nearly 6 or of 24. The procuration locates for example 6 or even less periods normally only receiving monthly income while the sites which gained the full income during years will take place most probably more nearly 12 months or more income.

    IMO, Sites value isn't just based on traffic, earnings and rankings. But as well as >> maintenance.

    Like for example, a site that earns $100/ a month but no/less work required is worth more than a site that earns $150/month but requires you to work 24/7

    To get a value for your site you can

    1. Play games and get some wild estimate from valution "tools" with no basis in reality.

    2. Learn how sites are valued by buyers. The single, most useful article on that is here. Yes, it takes time to read. If you can't be bothered then see (1) above.

    3. Actually list your site for sale with a high reserve and see how far bidding goes.
