Niche: Relationship advice
Age: Almost 2 years
Traffic: 20 000+ unique visitors per month
Earning: No proper monetizations yet. Some peanuts from adsense here and there.

Site 2:
Niche: Health (Women's to be precise)
Age: about 5 months+
Traffic: 60 000+ unique visitors per month
Earning: $600+ from amazon sales.

Site 1 has the potential to earn many times more from advertising, but not right now.
Site 2 has already started making a decent income from Amazon sales and has good traffic.

If you had to pick one of these 2 sites, which one would you go for?
What is the maximum you would pay for it?

    Impossible to offer anything more than a guess without knowing more. Source of traffic, length of those stats, what countries the visitors are coming from, etc.

    Well. I am not really sure. I would normally choose #2, but the niche is really tough.. So we also need to work hard to maintain the traffic. Good luck!

    I'd have to see the actual traffic, conversion and income stats before I would even entertain an offer. Due diligence, you know... I'd have to know where the traffic is coming from and if I'm going to be able to keep it going.

      This is the key question.

      I've read quite a number of blog posts of people complaining how, after they bought a high flying site off Flippa, ended up experiencing a 'traffic crash.'

      I'm not saying that's the case with one of the sites the OP is talking about but you really have to really do some SERIOUS due diligence regarding income claims.
