    From what I understand EmpireFlippers only uses a basic formula of income times a set month value.

    This is a good starting point but also a very limited way of evaluating a site.

    Before you buy a site you need to evaluate so many statistics it's almost crazy. Things like: Whether traffic is increasing over the long term or decreasing, whether the business model will be viable into the foreseeable future, whether the business model could be ripped off easily by competitors after the site sells, how much cost is involved in upkeep of the site, how much work is involved in selling the products (ie customer service), what are the primary sources of traffic, has the primary source of traffic changed over the age of the site, how long has the site ranked for its primary terms (assuming it relies on SEO traffic), is the site relying on blackhat SEO techniques that will probably be penalized by Google in the future, etc.

      This is a wrong assumption about Empire Flippers. Justin & Joe do not just use a basic formula and I can assure you they normally take all the considerations below into account when evaluating sites to sell.

      Of course, there is nothing wrong with shopping your site around to different brokers, it is encouraged, but I just felt the need to stand up for these guys. They are run a very open, transparent business and they would go nutz if they heard that someone thought they used a cookie cutter approach to evaluating websites.

    Hi Daniel,

    The average multiple for businesses that we sell are 2-3x annual net profit or 24-36x monthly if you will. More specifically we base our valuations on Seller Discretionary Earnings which involves adding back costs which aren't necessary to run the business but the previous owner may have taken e.g. a company car. Where your business fits on that scale would require a few more details. We don't have a cookie cutter approach to valuation because every business is different.

    How much REAL income per month -



    Those are the stats you need and more. Then you can gauge how much it is worth.

    you can know when you unfold the stats behind it. The design is normal, nothing special, the content itself is also flat because I'm looking at it as an outsider.

    THe only thing we can deal with it and answer your question is if you can give the stats.. If you're into selling it, that's how we can determine it.

    The main reason that justifies the value of your website is the profit you make with it.

    Websites estimating values based only on a URL are definetely not to trust.

    Hey all - Justin from Empire Flippers here.

    I think the confusion stems from the fact we have a Website Valuation Tool which gives a "rough" valuation of websites and online businesses.

    I say rough because although it does take into account how old your site is, the net profit, growth factors, etc...it's better used as an estimate. It will give you a range based on a multitude of factors. It's quite a bit more complicated than a "cookie cutter" approach, but it IS automated.

    To get a less-rough valuation (and the actual price we'll list/sell your business for) you have to submit the site for sale with us so that our team can give you a full and thorough valuation. We take the Valuation Tool into account, but also take our years of experience.

    I checked some basics stats of the site, i can see that it has a lot of potential and having traffic already to the site based on Alexa ranking and some SEO Quake stats as well look pretty good. Just see how much earns monthly and multiply it by 8 or 12 no one is going to give more then x12 monthly revenue. Unless he really needs it.

      I'm not sure where you're getting this from.

      No brokers price (and no buyers buy) websites and online businesses based on multiples of revenue. It just doesn't happen.

      And using an 8-12X monthly multiple (of profit) is 5 years ago - not sure where you're getting that from either.

      Look - I wouldn't jump all over you and don't really care, it's just that I'd like to at least help with the mis-information that regularly floats around about our industry.

    If anyone wants to calculate a site worth, he need to check the followings: Content: How much content? Is the content original or plagiarism? How much valuable the content is? Traffic: How many traffic is in this site? From where? Domain name extension: .com/ .info/ .org / .net? Thanks
