This is a real method to make money online and if you follow the process you can make $$$$. But work involved!

Recently, I answer a question here in forum related to how to sell a website in Flippa.

I can see that many members are really interesting in this method.

So I descide to write a quick guide on how to sell a website (new or established) in Flippa.

One thing that I have been doing this for over 3 years and now I decide to help other members who are interesting in this method.

What niche to choose?

I usually build travel, health or tech related websites. I also sell recipes related to women’s.

Maybe my most popular websites are within travel.

How to build a new website from scratch.

Sure there a lot of guides around but here we need to sell a NEW website to Flippa so the things are little different (The Flippa process for listing is the same in new and old websites).

Go buy a domain in Godaddy.

Search only for .com or .net, search for a discount coupon and buy a nice looking, short domain.

Next we need to build a website. Always use WordPress!

Install WordPress in your web hosting (I guess you already have a web hosting).

Find a nice looking theme (Free or Paid/Premium).

Believe it or no, I always research over 3-4 hours for the best looking theme. This is one of the most important parts! We need a well design/professional looking website.

If you can buy a premium theme go for it! There are many discount coupons available.

Again, a nice looking website is very important in order to sell a new website.
Spend time and research.

Install you theme and a couple of useful plugins like:

1. All In One SEO Pack
2. BackUpWordPress (This is very important in order to make a backup and transfer website and database)
3. Contact Form 7
4. MailPoet Newsletters
5. TinyMCE Advanced
6. Ad Inserter (for AdSense, affiliate banners, affiliate text links)

Now start making the menus.

We need one main menu and one for website information like Privacy Policy, Contact Us, Contribute, About Us, DMCA etc….

For the main menu if you going to build a travel website it can be: Home, Discover (with sub categories like US, Europe, etc…), Food and Sleep, Hotels etc…

As I said you need one more menu for the website information where you can put: Contact Us, Privacy Policy, Terms and Conditions, About Us, Sitemap, Contribute (or Write for US), DMCA (for image removal).

Next thing is content!

I usually post around 12-25 articles in these websites.

Make a research in google and find your topics. Always choose titles like: 10 Best Places in Asia You Should Visit… …

I outsource my articles to native English writers where I can find cheap in places like Fiverr.

But if you can, write it yourself. We need unique high quality articles.

We need to keep our expanses as low as possible in order to make the maximum profit.
Again, it’s important, to keep your expanses as low as possible.

Find cheap and good writers (yes, this can happen). In places like fiverr I have found awesome English writers.

Next, make your research for the best photos. Usually for travel websites go to flickr (Creative Common’s).

Believe it or not I spend a looot of time in research for the best – nice looking and attractive images.

It makes a big different.

Make a nice looking logo for the website (only $5).

Make a nice sidebar with Most Popular posts, MailPoet Newsletter box and affiliate related banners.

You can also put a hotel booking search box or airfares booking box.

Play with theme customization and colors. We don’t need something too fancy.

We just need to look well design, with easy navigation and awesome looking content.

In the end put your affiliate banners or text links in sidebar and inside content.

You can attract a little traffic if you share your images in Pinterest.

Pinterest love images, so make sure to choose the best images from flickr as I said previously.

Time to sell it!!!

If everything is ready, go to Flippa, it’s time to sell your website!
I usually choose the established websites ($19 fee) because I can relist my auction for free.

Choose if you want to have a No-Reserve auction or put your reserve price. In the begging I recommended to always choose a reserve price (like $100 above your expanses).

Verify the traffic and revenue if you have google analytic or adsense.

Next, choose a catchy headline (Important) like: Superb Travel Site / Unique content /
Passive income / Must See.

In the description box of the flippa you can write these things:

1) 30-50 words as an introduction about your website. What is about.

2) Next, make a list (bullet points) what is contain within this website. Like unique hq articles, social media accounts, premium theme, seo optimized articles, short domain etc..

3) Tell them how you monetize the website and about your traffic if you have.

4) Tell them about your expenses related to the website (hosting etc..).

5) Reason for selling your website

6) Tell them that you transfer the website and domain in their accounts for FREE

7) Payment methods you accept.

8) Bonus for the Buy it Now button. Tell them your bonus. Like 5-10 free articles, 1-year free hosting, email marketing integration, 60 days support, free ebooks etc...

The description is one of the most important part if you want to sell a website. Write as much details as you can and never lie about your website.

Write about the benefits and why someone buy your website.

Next pay the fees for the listing and verify that you are the owner the website by uploading an html file in the root folder of your website.

Choose your niche and duration of the auction. I usually choose 12-18 days.

Done!

Wait to approve bidders. Always answer in the comments or private messages. Never reveal your reserve price public.

In the last 4-5 days, comment about any updates related to the listing like BIN price, traffic etc.....In every comment someone made in your listing, Flippa send an email to all watchers (including bidders).

Useful Tips:

I usually put the BIN button in the last 3-4 at reasonable price.

If you have an established website with traffic and little revenue, you can put a no reserve auction. You will attract a lot more views and bids.

For new websites its risky to put a no-reserve price. Go for it only if your website is very attractive with premium domain and high demand/trending topic.

I made a test with a new website and no-reserve and I attract around 60 watchers and over 400 views. But again I do not recommend for your new website.

Never lie in your description related to what you sell.

I've sold many websites (over 40) and I have 100% positive feedback because I'm transparent with my clients.

I help them as much as I can.

One more thing that I can see that many have problem is how to transfer the website to new owner.

How to transfer the website files to the new owner.

The process is simple:

Go to the new hosting and create a database, username, password and assign the database to user.

Go to your website and make a full backup (database and files) with the plugin I mentioned before.

Download the zip file in your computer and extract the database.

Go to the new hosting in php admin and import the database.

Next upload the zip file in the new hosting and extract it.

Delete the .sql file and edit the wp-config.php file and put the new details you create before (database name, username, password).

That’s it, change the nameservers to the new hosting and the website it should work perfectly.

Method 2 involves a simpler process with one plugin:

Download the plugin duplicator from wordpress.org for free.

Install it and create the packages. Download them in your computer and then upload them in the new hosting root.

Before of course you need to create a database and user in the new hosting. Follow the instructions of the plugin.

About the prices:

If my expanses are around $80-100 I usually put the reserve to $200-250 and BIN to 397 or 427 (something higher like $640 or $970).

I have sell a new website for $970 and my expanses was around $70.

Everything depends from your website and how to “sell” your website in Flippa.

If you did not sell your website, in the end you can make an offer to all watchers. They have 3 days to reject or make a counter offer.

I usually send them a price related to my reserve price.
If your website did not sell, relist again.

Some of my new websites sold after 3 relists
In the first list the auction could finish to $40 and in the third may someone give you $300.

As you can understand, It all depends for several factors.

That’s it.

Of course it’s impossible to cover all the details of the whole process, but you have more than enough details to start with this method.
