This is a real method to make money online and if you follow the process you can make $$$$. But work involved!

Recently, I answer a question here in forum related to how to sell a website in Flippa.

I can see that many members are really interesting in this method.

So I descide to write a quick guide on how to sell a website (new or established) in Flippa.

One thing that I have been doing this for over 3 years and now I decide to help other members who are interesting in this method.

What niche to choose?

I usually build travel, health or tech related websites. I also sell recipes related to women’s.

Maybe my most popular websites are within travel.

How to build a new website from scratch.

Sure there a lot of guides around but here we need to sell a NEW website to Flippa so the things are little different (The Flippa process for listing is the same in new and old websites).

Go buy a domain in Godaddy.

Search only for .com or .net, search for a discount coupon and buy a nice looking, short domain.

Next we need to build a website. Always use WordPress!

Install WordPress in your web hosting (I guess you already have a web hosting).

Find a nice looking theme (Free or Paid/Premium).

Believe it or no, I always research over 3-4 hours for the best looking theme. This is one of the most important parts! We need a well design/professional looking website.

If you can buy a premium theme go for it! There are many discount coupons available.

Again, a nice looking website is very important in order to sell a new website.
Spend time and research.

Install you theme and a couple of useful plugins like:

1. All In One SEO Pack
2. BackUpWordPress (This is very important in order to make a backup and transfer website and database)
3. Contact Form 7
4. MailPoet Newsletters
5. TinyMCE Advanced
6. Ad Inserter (for AdSense, affiliate banners, affiliate text links)

Now start making the menus.

We need one main menu and one for website information like Privacy Policy, Contact Us, Contribute, About Us, DMCA etc….

For the main menu if you going to build a travel website it can be: Home, Discover (with sub categories like US, Europe, etc…), Food and Sleep, Hotels etc…

As I said you need one more menu for the website information where you can put: Contact Us, Privacy Policy, Terms and Conditions, About Us, Sitemap, Contribute (or Write for US), DMCA (for image removal).

Next thing is content!

I usually post around 12-25 articles in these websites.

Make a research in google and find your topics. Always choose titles like: 10 Best Places in Asia You Should Visit… …

I outsource my articles to native English writers where I can find cheap in places like Fiverr.

But if you can, write it yourself. We need unique high quality articles.

We need to keep our expanses as low as possible in order to make the maximum profit.
Again, it’s important, to keep your expanses as low as possible.

Find cheap and good writers (yes, this can happen). In places like fiverr I have found awesome English writers.

Next, make your research for the best photos. Usually for travel websites go to flickr (Creative Common’s).

Believe it or not I spend a looot of time in research for the best – nice looking and attractive images.

It makes a big different.

Make a nice looking logo for the website (only $5).

Make a nice sidebar with Most Popular posts, MailPoet Newsletter box and affiliate related banners.

You can also put a hotel booking search box or airfares booking box.

Play with theme customization and colors. We don’t need something too fancy.

We just need to look well design, with easy navigation and awesome looking content.

In the end put your affiliate banners or text links in sidebar and inside content.

You can attract a little traffic if you share your images in Pinterest.

Pinterest love images, so make sure to choose the best images from flickr as I said previously.

Time to sell it!!!

If everything is ready, go to Flippa, it’s time to sell your website!
I usually choose the established websites ($19 fee) because I can relist my auction for free.

Choose if you want to have a No-Reserve auction or put your reserve price. In the begging I recommended to always choose a reserve price (like $100 above your expanses).

Verify the traffic and revenue if you have google analytic or adsense.

Next, choose a catchy headline (Important) like: Superb Travel Site / Unique content /
Passive income / Must See.

In the description box of the flippa you can write these things:

1) 30-50 words as an introduction about your website. What is about.

2) Next, make a list (bullet points) what is contain within this website. Like unique hq articles, social media accounts, premium theme, seo optimized articles, short domain etc..

3) Tell them how you monetize the website and about your traffic if you have.

4) Tell them about your expenses related to the website (hosting etc..).

5) Reason for selling your website

6) Tell them that you transfer the website and domain in their accounts for FREE

7) Payment methods you accept.

8) Bonus for the Buy it Now button. Tell them your bonus. Like 5-10 free articles, 1-year free hosting, email marketing integration, 60 days support, free ebooks etc...

The description is one of the most important part if you want to sell a website. Write as much details as you can and never lie about your website.

Write about the benefits and why someone buy your website.

Next pay the fees for the listing and verify that you are the owner the website by uploading an html file in the root folder of your website.

Choose your niche and duration of the auction. I usually choose 12-18 days.

Done!

Wait to approve bidders. Always answer in the comments or private messages. Never reveal your reserve price public.

In the last 4-5 days, comment about any updates related to the listing like BIN price, traffic etc.....In every comment someone made in your listing, Flippa send an email to all watchers (including bidders).

Useful Tips:

I usually put the BIN button in the last 3-4 at reasonable price.

If you have an established website with traffic and little revenue, you can put a no reserve auction. You will attract a lot more views and bids.

For new websites its risky to put a no-reserve price. Go for it only if your website is very attractive with premium domain and high demand/trending topic.

I made a test with a new website and no-reserve and I attract around 60 watchers and over 400 views. But again I do not recommend for your new website.

Never lie in your description related to what you sell.

I've sold many websites (over 40) and I have 100% positive feedback because I'm transparent with my clients.

I help them as much as I can.

One more thing that I can see that many have problem is how to transfer the website to new owner.

How to transfer the website files to the new owner.

The process is simple:

Go to the new hosting and create a database, username, password and assign the database to user.

Go to your website and make a full backup (database and files) with the plugin I mentioned before.

Download the zip file in your computer and extract the database.

Go to the new hosting in php admin and import the database.

Next upload the zip file in the new hosting and extract it.

Delete the .sql file and edit the wp-config.php file and put the new details you create before (database name, username, password).

That’s it, change the nameservers to the new hosting and the website it should work perfectly.

Method 2 involves a simpler process with one plugin:

Download the plugin duplicator from wordpress.org for free.

Install it and create the packages. Download them in your computer and then upload them in the new hosting root.

Before of course you need to create a database and user in the new hosting. Follow the instructions of the plugin.

About the prices:

If my expanses are around $80-100 I usually put the reserve to $200-250 and BIN to 397 or 427 (something higher like $640 or $970).

I have sell a new website for $970 and my expanses was around $70.

Everything depends from your website and how to “sell” your website in Flippa.

If you did not sell your website, in the end you can make an offer to all watchers. They have 3 days to reject or make a counter offer.

I usually send them a price related to my reserve price.
If your website did not sell, relist again.

Some of my new websites sold after 3 relists
In the first list the auction could finish to $40 and in the third may someone give you $300.

As you can understand, It all depends for several factors.

That’s it.

Of course it’s impossible to cover all the details of the whole process, but you have more than enough details to start with this method.

Its free for you.

Remember I start flipping with almost zero knowledge and no one gave me this information.

This is a real business.

      The selection of the niche is very important.
      I always look what is selling in the marketplace, what people want, what is trending.

      I will not make a new website about how to grow tomatoes.

        For new websites to make real money, usually it takes time (months, if not years).

    Cool thing about your approach is that you work on your own (no client), while basically you're still a webdesigner. I like building websites, but not for clients. They have too many wishes and demands. Your approach takes the client out of the equation, as you just sell the end product. And how that end product looks is entirely up to you... and that I like!

    A quick rundown of the Flipper business model, nice!

    In my opinion the most important thing is being able to demonstrate the sites value when you're selling it on Flippa. Being able to show traffic and earnings(if there are any) really makes you stand out from all the low-quality sellers.

    It's unfortunate that websites like this are everywhere on the Internet. They lie dormant and dusty because unsuspecting people buy them with great hopes for quick cash due to the selling hype about how wonderful they are and how much money they will make for the new owner.

    Then the purchaser finds out that there's actually work involved in turning such sites into money makers.

    Google calls these "thin" sites and won't automatically send them traffic, especially when the content is already found elsewhere online.

    What makes a web site valuable is the marketing and promotion it is given after it is placed online.

      Steve is absolutely right! As a web designer myself, I would never sell sites on Flippa like your model suggests....

      Building an awesome site takes time (I know this firsthand). If I've spent countless hours building it and filling it with content, I'm sure as heck not flipping it for a measly $250-$300.

      In order to truly profit from this model, you would have to resell the same design (with the same content) on different domains - essentially you'd be selling 20 identical sites that all have different domains.

      Honestly, Flippa is saturated with garbage sites like these. Your buyers will be "thrilled" at first to score such a cheap site but then they will realize that there is actually work involved after the purchase.

      Just my two cents...

        No, you will not have to sell 20 same websites.

        You need to sell 5-7 professional website.

        The websites i suggest to build (those you say are garbage) are better than 90% out there, and trust me i have analyze the marketplace a lot.

        That's why you are far better that the competition and you have chances to sell it in the price you ask.

        That's why i said in the beginning, WORK involved in this process.

        Research and work to make an awesome website with high quality content.

        And of course there is work for the buyer after purchase. Promotion and marketing ,as said above, is the most crucial element in every business.

        No where in my website description say that that buyer will make $13.456 in the first month.

        Its up to the buyer to take it serious and expand it.

        The method works for a lot of people out there, and i think its better that those "guides" that sold out there and makes you $6.534 after a week with 30 minutes of work.

          Do you build the sites and list them for sale right away? If that's the case, then you can't really say that the site is being monetized with Adsense just because you threw in a few adsense links. There wouldn't be much to show off for Analytics either....

            I have found many superb writers in fiverr.

            I had one writer that she was health and fitness expert, with over 20 years of experience in the industry. Her knowledge in the topic was simply outstanding.

            400 words magnificent article for $5.

            I don't understand why i should pay $30 or $50 for an article.

    I'd make sure the buyer gets what he's paying for and not just a brand new website with a few articles and a fancy theme.

    That means, ensuring the website is not only profitable, reliably so, which can take time. Profitable sites are NOT going for a few hundred on Flippa, they are going for a few thousand.

    yourself 7 hrs to put everything together (Editing articles,
    Listing site, searching images, picking domain, putting
    site together etc) = $70

    You are into a site like this between $200-$250 before
    you can even flip it.

    A new site like this will currently sell for somewhere between $50 and $125
    if you are lucky. If you are unlucky, you will have to relist and relist
    again wasting even more time.

    This was a model that had some merit in 2011.

    Today, you have to find a way to really differentiate yourself with
    starter sites if you want your site to command any kind of money.

      I agree with this, while OP has a great foundation, it might have to be built a little differently.

      Time for money this is probably ok, but nothing GREAT!

      However, if we sit in the newbie shoe, that has no money you could do this, then save up for a DOMAIN, HOSTING, AUTORESPONDER and soon be making $5k per month.

      Its all part of a plan, and this is good for someone just starting out I think.

      Just a suggestion. my 2 cents worth really.

      I ask her to write a report of around 5.000 words that i can give it for free to those who sign up in my newsletter for my health niche. That's all.

      There are topics that I can cover in 300-400 words.
      There are topics that I can't cover even if I write 3.500 words.

      I will say it again.

      In this place you can find a real diamonds and outsource most of your IM work.

      There are people that charge $5 - $6 per 500 words and people that charge $25 - $30.

      You choose.

      That's the beauty of internet.

    When I first started in IM this was sort of my model, and what a weak piece of crap model it was. I made about a dozen sites, great design, and some so-so content, and I listed them on Flippa. Since none of them had made any money, people offered me money that wasn't even enough to cover the Flippa costs.

    It was such a foolish mistake, one that cost me a lot of time and money to get over.

    I love Flippa but there are so many scams going on there, and over 85% of sites are not worth getting, even for free.

    Now I"ve taken my time to develop blogs with high content. After about 6 months of constantly updating them with fresh, original articles, I am beginning to see the fruit off my labor pay of in different ways, even with adsense.

    And yes, I also found some good writers via Fiverr but I have to rewrite their work and make sure the quality is up to par.

    The most important thing for me is picking the right niche, one that I can live with even if the site doesn't make any money.

    Anyways, it's possible but it takes time and dedication. If you are just doing it for the money, and to flip sites... you might run out of fuel before any money comes in. Unfortunately (back to why so many sites are awful on Flippa) most people don't care enough about the content, website design, and getting traffic to put in months to make a blog/site bloom.

    All in all... there are better ways to make money online than this, but if you do it, do it because you love the subject at hand with your blog/site.

      This is exactly right.

      If you're too lazy to put in the time and effort to build up a proper site, flipping your
      bare-bones junk (no traffic/no authority/no list) site to someone else isn't something that is going to work for you either.

      There is nothing wrong with not wanting to take the time to put a site together that is starting to get organic traffic and gain authority.

      Some people simply don't have the time nor the inclination.

      If that's the case, I suggest moving to the other side of the transaction.

      Instead of wasting your time trying to make 'fast money' by flipping junk sites, and building
      up a business that way, start by saving up a little cash, and purchasing an already
      established site instead.

      There are some great sites available at places like Flippa (with decent prices too), you just have to be really really careful with what you are doing. You have to sift through a lot of debris to find the gems.

      Take the site you purchased, and start working on it (or outsourcing the work).

      Instead of paying $5 to get 4 garbage articles written that you are going to have to end up rewriting anyhow, pay a real writer $20-$30 to put together a really nice article that people

      Its a waste of time as I think. Create a wordpress site, and selling it for a few bucks without putting any efforts to make it popular, building userbase, followers etc. Invest your time in learning marketing. 10-20 articles per site is nothing. A couple of thousands of articles is just a start in content marketing.
