Non-Localized Domain Stats - What's important??

I've been testing out flipping expired domains. I researched for a few months and watched what was selling on the different sites before jumping in. I finally bought my first batch the last few days of April. I've bought 10 sites. Half were localized sites where I felt I could probably flip and break even, if nothing else. The other half was to test some different types of sites. So far this month, I've flipped 2 - one for $500 and one for $600. Both had just expired and I paid $10 for each of them. Both of the domains were based on entertainment in major cities and appealed to several businesses. I understand that for the most part, flipping domains is like stocks - in the end, it's worth what someone will pay. Flipping the local sites were easier for me because I was able to get a feel for who may be interested in buying them.

Where I'm struggling a bit is the sites that aren't localized. What stats are important when you can't judge your target base so easily? For instance, I have found a site that is 2 words in the medical field. It gets 30,000 searches per month. CPC is around $3.75. The domain is 6 years old. Looks like it's never been used for anything when I check the archives. I know estibot isn't the most accurate or agreed upon valuation tool, but it only valued the site at $1000 which was very surprising to me. To me, 30,000 exact searches is only worth $1k, meanwhile the local sites I flipped had only 2k searches per month, but Estibot appraised them for about $750. This "conflict" in the data is causing me to struggle at understanding what is truly has value and what is junk.

My goals are #1 short term flip (like the two I've been successful with) , #2 Buy and hold, and #3 monetize off web traffic. For the two local sites I've flipped, I've been able to get a feel for the number of potential buyers before getting the domain to see

Am I focusing at the correct numbers? I'm thinking this site probably falls into my goal #2 or 3, but I'm not sure. I'd love to get your thoughts and opinions. Thanks.
