I haven't done too much flipping yet, but from what I do know here is a few tips...

The Digital Point forums is a good place to buy sites (if you are thinking of buying and then flipping). However from what I see, it's not to good to sell sites, since they don't sell for as much compared to the SitePoint Marketplace.

SitePoint Marketplace is a good place to sell sites, and I think its the main place where people go. I think sites tend to sell for more there.

As for making it easy to transfer sites when sold....

I haven't done this, but I think it would be the easiest and simplest option. Get a hosting resellers account where you can set up separate cpanel accounts for each site. Then when you sell a site, just give the new buyer the cpanel login info, and thats it. However that would mean that they are using your hosting, which you could charge for, but some people wont want to.

Or if your site is a simple html/php site, just zip up the site files and send them.

If its a blog, then its not as simple to get all the files. But I don't think it's too big of an issue doing this. But I think blogs (Wordpress) are easier to work with, and may even sell for more.

There may be better companies than Escrow but I think they're the standard one that most people use. I've never tried any others but I've never had any problems with Escrow so I'll be sticking with them.

I only use Sitepoint, but if you were to sell a site for $50,000- $100,000 plus you'd probably be better selling on one of those business for sale sites where you could attract investors with plenty money.

Excellent tips both on the other thread and from Joel.

You can add one more tip... using the free push on some sites like GoDaddy.com to push the domain and once they have their hosting setup... send them the xml file for Wordpress... and then either charge for setting up the content or do it for free based on how much you made off of the site.

For low amounts I would charge for transferring content. For high sales like $2000 or more... I would do it for free.

On top of that, you can always setup a hosting account, domain, and everything on a new account each time you do this... and then you can just have them provide their information so you can update the account with that information. Then just give them the login information and you should be good to go.

The best place to sell a site really depends on what type of site you are selling. If it is a general appeal site I would go to SitePoint Marketplace or eBay.

If it is a niche site you may be better off trying to sell it in a forum that deals with that niche.

Seems like there is great potential to make money flipping sites. Make sure you do your research on any site that you buy first though. Don't want to get stuck with a dud if you don't have much time to devote to a site.

"Site Flipping" - at least above the few hundred dollar level - is simply selling a business. It isn't a panacea, or 'easy money'.

In order to 'flip' a site, it has to be profitable (with VERY rare exceptions). If it isn't profitable, you will have a very hard time finding any real buyers.

If you can't build profitable sites, you will not make money flipping. It isn't a "stand-alone" internet marketing strategy.

If you can build profitable sites, you can do well flipping sites. If you can't, you won't. The real 'discipline' in site flipping isn't site flipping - it's building profitable sites.

Flipping is just trading in future revenue for cash now - at a loss. Some value lump-sum cash-in-hand more than revenue over time.

I do both. I build sites for revenue generation, and flip more than half of them. But only once they're profitable.

  But the process (if you want to start from scratch) isn't terribly different.
  
  1. Pick a good domain name for your chosen niche and hosting.
  
  2. Get a batch of 10 - 20 articles, either PLR or outsourced writers (I highly recommended original articles. "Is the content unique?" is usually one of the first questions you get on sitepoint)
  
  3. Install wordpress and get a nice template for it. Additional step here would be to hire someone and get a custom designed header (usually $5 - $20) for the site.
  
  4. Throw up the articles, add a few affiliate banners/adsense.
  
  5. You can either sell it on sitepoint immediately, or keep it for a few months before flipping. Waiting for about 2 months can increase the sale price significantly.

It really depends. Sometimes, you can pick out a few gems on the Digitalpoint marketplace for cheap ($50 - 100). By gems I mean sites with relatively good domain names, quality content, but ugly designs so the site has a lower relative perceived value.

Just throw on a pretty wordpress template, maybe add a few more PLR articles, bookmark it with digg and stumble for some traffic, and within a few weeks you should be able to sell it on sitepoint easily for a few hundred bucks.

Like someone already mentioned, its definitely not the panacea, nor is it going to allow you to retire early. But if you have the time on the side, its pretty easy money that can help you fund your larger projects.

I also wanted to know how much traffic people generally want to see before they will buy a "new" site?

How do we prove it to them. Do we send them screenshots of our traffic logs or what?

New sites don't really require any traffic, back links, or page rank. Having traffic and income will help sell the site but if you state the site is new I don't think most buyers will ask for traffic stats.

Established sites on the other hand will require all kinds of proof (of income, etc.) in order to get the best price.
