How to market Real Estate online?

Hey guys, a local computer customer of mine has a property for sale, since I had planned on getting into RE marketing this will be a golden opportunity for me to learn/experiment.

Aside from Craigslist ads, how/where can I advertise this property please? Thanks

    To promote real estate it's really important to start with a good marketing campaign.
    -Create a video or a slide show that highlights the features of the home.

    A video is easy to create even by someone with no video training. You can use online templates to create slideshows of the property. Just add your videos and/or photos. You can also customize the colors and text, add music and voiceover. You have control over the look and feel of the presentation. You can create these videos for free at renderforest.com.
    -Next, add your video to sites that promote real estate. Here's a list:

    -Use social media. Share your video on sites like Facebook using correct tags to draw up some interest. On FB you can find groups relating to real estate. Sharing your video at these sites can be very effective. Hope that helps.

      Hmmn, that should be a great option, thanks. If I have to pay for facebook ads then I would need to figure out how and much to charge him for this.

    It's difficult to market ONE house - and if you are collecting a commission for the potential sale...better check licensing laws in the state.

    The reason people list homes with real estate brokers is to enter the home in the MLS services - to get full coverage of the home on every realty website and on sites such as realtor.com, etc.

    There are FSBO (for sale by owner) websites and some are locally run...those will get more "real" buyer traffic than any ad on Facebook or Craigslist. They are good places to advertise if you can find one in your area. Your advertising of one property would have to be focused on the local area as you aren't going to reach people who are relocating (and using a broker).

    One thing to understand: Owners don't want to list properties because they don't want to pay a 5-7% commission to an agent....buyers who purchase directly from an owner expect to SAVE the 5-7% commission in the forum of reduced price.

      My inlaws are exactly like this and it drives me crazy...

      What they don't understand is you jack the price up to cover expenses.

      Example: If I want $100,000 for a house and fees are $3,000, sell for $103,000 but jack the price up a little higher so you can come down when a buyer makes an offer, like start at $115,000. This way the buyer thinks they're getting the upper hand on the deal.

      The seller never has to eat the fees. Never.

    There are many ways for promoting real estate properties. Some of them are given below:
    1. Create Videos - Creating a video walkthrough will allow potential buyers to experience your home better than any words or pictures could ever describe
    2. Social Media marketing - Make sure you have social media accounts on all the big networks (Facebook, Twitter, Pinterest, Google+, and even Instagram if you snap a lot of house pics).
    3. Use Emotional Storytelling - Utilize emotional storytelling with compelling copy and powerful visual elements. Humans respond to stories - tell a good one and clients will flock to you.
    4. Post it in Classified sites (Craigslist, Ebay Classifieds, local newspaper's website or other local classifieds)
    5. Mail 'Just Listed' postcards to the 100 closest addresses to the house (get the list by doing a geographical radius search
    6. You can also use Google Adwords to promote your property.
