Website Sale Advice

Hi guys,

Looking for some advice really. I have a custom build web application that allows gamblers (matched bettors and arbs ideally) to enter their bets in my app and it keeps track of their bets, does reports and displays profit/loss against goals. The app is very useful, and there isn't currently anything like it on the market.

However, the main purpose of the app isn't the thing thats been making me the money... I then build an add-on for the app that allows me to enter offers against users and then it emails them gambling cash back (incentive offers). It's been very lucrative, more than I expected with several months £10k+. The issue I have is, the only way I get these users to promote offers too is via gambling forums, Facebook groups etc... in fact I've only been marketing on one forum and a handful of users from Facebook groups - the problem has arisen is the forum owners don't want me promote their now. Yes, there is nothing stopping me building up my rep on another but I want out now.

So, my question is - if I were to sell my website, are my profits applicable in the sale even though my 'casino offers' were mainly promoted on external forums/groups - as buying my website wouldn't give someone rolling income without promoting.

How would I go about this?
