Nothing ever seems to work for me...

I'm turning to you all for help. I know this is my first post but I've spent a lot of time on here reading and absorbing.

I consider myself to have a great understanding of digital marketing. I've spent a lot of time learning and reading...following various names in the industry and taking everything into account. I also like to think that I keep up to date with the latest trends in digital marketing too.

That being said, I just don't understand what I'm doing wrong. Nothing I try seems to work...at all.

My business helps people that need to sell property quickly. Where it differs to all the other "quick sale" companies is that rather than just blindly give clients a hugely discounted offer, I take the time to discuss their situation with them and use what I know about property to come up with a personalised, ethical solution to their problem. People often don't realise the number of options available to them.

Paid search is too expensive for me at the moment. The CPC is ridiculously competitive and high so I'm focusing on Facebook ads.

I think part of my problem lies in the targeting. It's tricky to target people that need/want to sell their home, let alone people that want to do it quickly. Not only that, you have to catch them at just the right time.

There's also no real demographic. It could be anybody that owns a property. It could be somebody who has just inherited an empty house with a mortgage that needs to sell it quickly because it's costing them money...or it could be somebody with financial difficulties - whether low income or even high income, but for whatever reason their cashflow has been poor recently. There are so many reasons - I've been playing around with trying to pick a few and targeting the "reason"...rather than a "persona". I.e. divorcees or people with financial difficulties.

I've literally had zero success. I spend hundreds on ads and not even one lead. They were all to cold traffic simply trying to get people to get in touch for a chat about their options. I tested all kinds of variations and played around with the targeting. I had great landing pages and I was getting clicks but nobody was getting in touch. I couldn't get it. I thought if it was a band landing page or ad then the response rate would be low...not zero.

I decided to change my attack and learned about the power of Facebook Messenger and chat bots. I immediately thought this is potentially a good solution because it starts the conversation straight away.

I thought I could go broader with my targeting to anyone who wants to sell (rather than people's reasons for selling) then use the bot to qualify the relevant people who want to move fast. I'm currently just targeting "homeowners" etc. in my area. There is a "likely to move" option on Facebook but there's just no volume in it. I can't see how I can get narrower than just "homeowners" and "mortgaged" etc.

I set up a bit of software on my website which allows instant online property valuations. I thought this would make a great lead magnet. I made a cool video and set up a chat bot which directed people there when they commented "valuation" on my video. Was running the ad for a little while and not one person commented!

It's hard to describe how frustrating it is when absolutely nobody responds to your adverts. Not ONE person. It's beginning to get exasperating.

I'm starting to get a little lost with where to take this. I need to get some leads coming in as my pot of cash is dwindling massively.

I don't know if my targeting is just crap or whether there's something more afoot.

I've been thinking about the 'awareness, evaluation, conversion' process and how I'm not really following that. Perhaps I'm being too direct. This is my current thought process.

I've realised offering the valuation and talking with the chatbot/opening the conversation comes somewhere between evaluation and conversion.

I've come to the conclusion that I may be best off coming up with some 'awareness' content of some kind that is relevant and provides value to potential users then using a pixel and retargeting to nurture with the next steps.

However, I'm strugging to think of the best way to approach this. I can't think of anything that is going to be particularly shareable or especially desirable. I did create a "how to sell your house in 10 days" guide which nobody requested on the ads either.

I'm a bit of a loss and completely open to ideas on how to tackle this.

If anyone is kind enough to give this a bit of thought I would hugely appreciate any input.

    I think part of my problem lies in the targeting. It's tricky to target people that need/want to sell their home, let alone people that want to do it quickly. Not only that, you have to catch them at just the right time.
    One thing most of those people have in common - this is not a good time in their lives. With few exceptions, the need to sell quickly is based on hardship of some sort. Financial stress, divorce, death in family.

    You have no location listed so no idea if you are competing with licensed real estate agents/brokers.

    There's also no real demographic.
    I don't see a way to get beyond the fact above. You may be trying to create a need for a product you want to provide....rather than producing a product or service to fill a need that already exists.

    Are you sure your product is marketable? product quality and feature is very important...Did you make market research before launching your product?...
    if it is marketable,did you offer free trial(5/7/10/30...days),Do you build a list through your free lead magnet?You should put your website link here so that people could give you some practical advice...
    you have to get a very good marketable product.then try to find your hungry targeted market,then offer them free trial,collect their contact info,offer them good price,offer them a generous warranty to get rid of their doubt river of trying your product...

    I was in the real estate business before, working mostly with cold-calling house and apartment owners, trying to convince them to book an appointment for valuating their home's market value.

    Needless to say, due to a lack of talent on my side or the principle of cold-calling itself, I did not book a lot of appointments.

    My point with this is that the real estate market is very hard to capitalize on.

    I would suggest you dial things back and just do one thing at a time

    Layer on your effort and be ready to change directions

    Assume an attitude of LEARNING instead of needing to desperately succeed and you'll succeed

    How're you bringing people into your funnel? Your website? An opt in? A questionnaire? I recommend to capture peoples names and send them a survey asking for their age, pains, problems, etc. That will give you a better insight in who to target.

    It's hard to give any advice without seeing your landing pages, copy and ad campaign. There are a lot of variables at play here and without knowing all of them it's hard to really help.

    I would hire a developer to create a web scraper or tap into the API of a real estate service like Zillow to build a custom feed of listings that meet your criteria by need.

    For example, you may seperate each territory by 3 digit zip code and then further break them down by price and keywords such as "as is" or "pre/foreclosure".

    That way you'll get targeted leads for the price it costs to mail a postcard.

    Thanks for opening up. I know how tough this journey can get. Struggled really terribly for years. But....as much as this will stink, big-time, I advise you to dive into your fears, your terrors, and whatever tough, difficult things happened in your life, that you are resisting feeling.

    Doesn't sound like IM advice, right? But it is. Because all IM struggles sit right in the middle of your deepest fears. And if you do not clear those fears, all you do will turn to crap. Even if you *appear* to be doing the right things. Because your energy means everything; the energy behind your actions, behind the strategies you use, etc.

    Take it from a guy who has been there. I suffered through some pretty dire straits, but live a dream life now. All changed when I dove into my fears and felt those terrors, those angers, that grief out. Just do it with a pillow present

    Part of the problem is that so many people erroneously and falsely brag about how easy everything is.

    Entrepreneurship is TOUGH.

    The best advice I can give you; is to spend time doing stuff that you love doing.

    That way, you'll be statistically less likely to quit; never forget that about 90% of businesses FAIL.

    So, give yourself a chance.

    I appreciate the position you are in as most of us have been in this boat before. Just find your niche. Find something you are good and sell your self. Try to follow and learn from people who have been successful in what you are trying to achieve - Don't re-invent the wheel.

    Real Estate is more of a physical business. When people have to sell quickly, they usually go out and find a realtor they already know or from a personal reference.

    Don't feel that everything you try won't work.

    Most Successful Entrepreneurs will try about 10 things before finding the one that really works for 'them'.

    Are there bloggers that are in the same niche (sell property quickly) or they just sell properties and they talk about their overall marketing methods? Perhaps they have encountered similar issues and could help you through the obstacles. If there are bloggers in that niche on Youtube or elsewhere, perhaps you may send one question to each one of them. Someone may get back to you with an answer or a post that may be helpful.
