Not looking to start from complete scratch.
I just edit and modify a template in WP, demo content is bonus...

    Any template you find can be used for what you want. Most of the better ones will have how-to's and youtube can be a great resource for editing and configuring wp sites.

    If you go to warriorplus and lookup vendor cderenberger he has a product called wp affiliate suite. This comes with an affiliate template that he uses. As an upgrade, you can get all the themes which is about 50. Although the only difference between them is the logo and images. So, if you want to pump out sites for the purpose of flipping then getting the templates would speed things up, otherwise, it is just a matter of updating the images, logo, and content to fit whatever niche you are in
