A Website Flipping Journal - Does this Content Interest you?

Hey Warriors,

I've been thinking and I'm interested in starting a journal of my flipping endeavours from spotting a good listing, to purchase, to strategy to flip.

It takes some time to write the information out but it is very useful in planning out my own strategies.

I wrote my first post, slash journal entry today and wanted to see your feel for the content since the market for the material is essentially marketers and investors.

I posted the article below and would love your feedback on the content.

Network Flip - A $240,000 Check in 10 Steps



When you buy a website your buying an asset. A recent listing by user [sparkingmatt] on Flippa.com caught my interest last night while doing some late night shopping. Tent24.com is a Wordpress theme built specifically for Auto/Car Dealers who want to publish a website but simply don't either one have the time or two have the money to publish their own website.

In this post I explain in how ten steps you can turn this website into a $240,000 check.


From my understanding your purchasing the system he has setup including a unique wordpress theme as well as unique plugin. The website is brand new, starting October 21st 2009, however, it is earning $200/month revenue says the owner.

I really don't care about the revenue or the domain name, tent24 isn't something I can work with, however, the system, theme, and plugin I would be able to work with.

When you purchase rights to a source such as a theme or a plugin it could be a big money maker. Reason being is that you can build similar sites for multiple niches.

Thus we come to my website flipping strategy.



If I were to buy this web property I would:
  • Place the entire system on a keyworded related domain name and do a press release via prweb.com
  • Copy the entire system and put it on 20 other similar niches that need listings, such as, real estate agents, physical therapists, auctioneers, retail stores, etc
  • Market the network with $200 for each domain. Utilizing PPC text as well as banner advertising.
  • Create a well converting homepage into a membership model, and offer a one time offer to get out of the monthly memberhship model and pay a fix price.
  • With $200 for each domain, I can speculate to receive 250-350 targeted unique visitors, and with our average 3% conversion rate on our homepages I can expect to see at least 6 sales, I'll price my membership between $33-$40 per month so I can break even on my advertising.
  • If your following along here my network of similar sites just earned at least $4,000 in total because that would break even on advertising expenses.
  • Assuming all 6 sales are monthly memberships, the network is earning $4,000 every month.
  • Your next month of ownership, shell out $500 to do a ridiculous backlinking job on the network.
  • The Following month start listing the sites, list them separately but cross promote the sites through your listings. With the backlinks, traffic, and revenue, each site should sell for minimum $12,000 in a bad market like this. Find an offline buyer you could be looking at $24,000
  • Multiple $12,000 minimum by 20, equals = $240,000
The minimum bid on tent24.com is $1,999, I'm keeping this one in my watchlist for now.

What do I think the site is worth?

Based on the revenue and traffic alone the site should sell for at least $1,000, however now add in the source code, system, and plugins this is where the market will have to value sparkingmatt's system. I value it at $1,000 - $1,500 thus I think a good selling price on this site would be $2,000 - $2,500.

    I'd be interested in something like this.

    It's great to see how your mind works, and it shows you how simple it actually is to build a business online.

    The trouble some when people try to implement plans on their own, without the correct experience, and without any goals in place.

    Your plan has direction, clear steps and clear goals - obviously when implemented - things aren't always as black and white as they are on paper, but I think many people could benefit from shadowing someone like you, even if it is just via a journal as you proposed.

    I think it'd be more interesting if it wasn't from a theoretical standpoint. I'm not saying your list won't work, I'd just rather see it done.

    That's essentially what the goal is. I'm writing out the content for those type of posts that will explain what I looked for, what I am going to do with the new piece of property, going to do it, and document it for discussion.
