Any AI Program to generate leads for RE foreclosures e.t.c?

Hey guys, I am a web designer. A Real Estate investor asked if I can incorporate a lead generating software on his site so he will know whenever and as soon as any listings appears. I am not familiar with RE or its workings so I would like to ask here about this please.

I have been doing research and found this:

but I don't think this is the actual software itself which gets and generates the leads?

    My guess is what your person is asking for is some sort of app that will alert his email or site when a new property is 'posted' for sale. Does that sound right? In other words, a real estate agent signs a new property listing and the moment he adds that new listing to the mls or his broker's site as 'for sale' an app alerts the investor of a new 'property listing'.

    In most areas you need to be a broker or agent to sign up for MLS alerts but if he has a real estate agent he could ask them to set up an alert system for him..that might work.

    The data on a property becomes available when the listing agent puts the info into the multi-listing service and his own broker's list site. Good agents checks those every day. If I were looking for properties I'd have an agent I trusted send me a list of anything new on the market that meets my criteria - daily.


    There are probably apps for it but I wasn't able to find one ready to go.

      Yes, you have simplified it best for me, thank you! It's essentially and 'app to give alerts immediately when something becomes available'.

    Listed for sale where


    There's the MLS (where zillow and a few other get their info), Refin (which gets its info from there though they also sell, so they contribute to MLS), there are sites for sale by owner.


    The most important one is MLS...



    You would need an app / program that can get info from them and be customizable:


    you give it a city and it automatically tells you when a new listing appears in MLS for that city.


    Or, maybe, even more customization: it alerts you only when single family houses are listed, or only in some of the neighborhoods or zip codes.


    Redfin does that.


    If you sign up, it lets you choose an area (via a map where you can draw an area of interest or by choosing cities or zip codes... And you can tell it what property type, number of bedrooms, price range interests you.


    And, then, it alerts you.


    Have not used it in a long time, so I am not sure of all the details.


    But it can be done. If you know the right stuff. I do not. I'd have to hire someone.

    Thanks for the info. So the trick is to find THE App which will do it. I am not understanding why this App is not readily available for any licensed Investor?

      I do not know which one is good, do not use any.

      Your Google search would be
      Ali for realtors to update listings on their site

      Or api's like Zillow

      Or how does Zillow source it's data.

        The guy says that none of this is for him because he is not a RE Broker, only an investor so I am baffled at what he wants if not the base software which will get him immediate leads like Zillow or the other programs mentioned?

        I can only say he doesn't want to want to pay for leads, he wants to get the leads just like Zillow does.

          Does he want people who are about to go into foreclosure or are in foreclosure to come to him and sell him their house?

    About to go into forclosure so they can stop foreclosure, stop auctions ,offer load modification, do short sale, estate sales and probates, bankruptcy, aid first time home buyers, refinancing. That is all he does

    There are none I know of. It seems this person would benefit more from running ads targeting the right demographics offering his services and have the landing page be a short form they fill out and get those leads straight to his email. Every day he would see alerts by email and have the lead information in there ready to be contacted.

      Then I am missing something here guys because Zillow, CatalyzeAI and Chime all must have some sort of API [Plugin] which captures all new listings, so why isn't that API available to anyone else?

        I doubt they are getting the information for free. They are probably paying for it from lenders.

        Anyhow, I would ask on some real estate related forums, not here.

    Because they are designed for real estate professionals...tools of the trade. They wouldn't help this person anyway - as you didn't mention he only wants foreclosures. Those services are just listings...how would that help?

    He needs to advertise THAT is what HE does. He probably knows that, too. A real estate listing company is not going to provide financial info and if a foreclosure is 'listed' it's too late for an investor like this one in most cases.

    Obituaries are more helpful than real estate folks to this sort of investor....a death often mean property to be sold, auctions to be held, etc. Many states also required 'notice of foreclosure' - legal ads placed for a specified time in newspapers (or perhaps now online, don't know).

    Mortgage banks/lenders and HUD have lists of foreclosures but again that is AFTER a property is IN foreclosure. The 'sweet spot' for your 'customer' is before the owner has gone into foreclosure and you won't have access to that information as lenders do not tell the public 'this person is behind in payments'.

    Could it be he is asking you for something he knows does not exist - just to see what you come up with? The property owners that work with such an investors are facing foreclosure but have not yet gone into foreclosure.

    We can only respond to the info you give in a question - searching for 'listings' is not the same as finding foreclosures.

      That would be my guess. Thanks for the info, everything written here makes sense to me. I will simply tell him that I cannot get him what he wants.

      Lenders report when you're late with your mortgage payments more than 30 days to Trnasunion, Equifax and Experian.


      I wonder if those three would sell this investor lists of every one in the area they're interested in the list of people who have not made the third payment in a row. I know they sell 'trigger leads' to mortgage people.

    Fair Credit Reporting Act

    If the person you are working with is an investor - he already knows these laws. He is assuming you don't know about them.

    The 'leads' sold by credit bureaus/agencies are name/phone/address, etc - not financial information.

      The more I think about this, the more I am convinced that the best way to go about this is to have landing pages for people looking to sell due to hardship and market/SEO/buy ads to make sure people see them.

      Or buy a membership at propertyradar.com

      (Maybe even figure out how they get their listings. I found them through an ad they have, popped up at the top for the search: buy preforeclosures.)

    Yes i currently use an ai tool it was purchased in warrior plus to be honest i have bought products before and it wasnt what i expected, or i found it too technical to implent.

    However i will explain what this ai tool does, there is 2 methods, one is a manual method, and the other method is automated method, i will explain in it more detail, it drives backlinks to your blog, affililiate link or offer it uses word press sites, when you log in there is training but you set up a gravatar profile, you upload a image with your site and website link or tracking link inside here, and then it takes you to set up a word press profile it will have integrated this profile in there, and what you will do is search for websites, and leave a really good comment, and you would do this process, and if someone sees your comments clicks on photo on gravatar, it will take them directly to your site so you can get good backlinks just by liking and commenting it is quite a tiresome process.

    next option is on automated, you log in to the app, and just put in username in you can upload 3 accts, and the app likes and comments each day, you get about 96000 actions per month, the system does all the likes, and comments and i get clicks to my websites, works any niches, i hope this is of some value to you and to others,thanks for sharing this post.
