Help selling a website?

I'm looking for some input from people who have bought/sold websites.

I'm refocusing my efforts in the new year, and want to rid myself of those sites that don't fit into my overall plan. That being said, I have a 4-year old website (1 Clean Computer | Free Tutorial | Clean Computer - 1 Clean Computer) that I'd like to sell.

How do I value it and where should I sell it? Are there any precautions I need to take?

        Yeah, still have to get around to getting our website online, our Office is in Clearwater, Florida, and it's open and running though We mainly buy/sell/trade/flip/build/etc. websites, so much so, we have had no time for our own.

    Idea on value of your site will be given if you provide some figures like traffic, revenue etc. It cannot be determined by just taking a look at your site.

    Research what similar sites on flippa.com are selling for. It all depends on traffic, established income, potential income streams.. etc..

    I sell on Flippa. Has your site gotten any signups? A list is valuable. It has PR 1, that's good. Alexa says not much traffic. Design is minimal.

    You can post in the Warrior Forum complete sites for sale, or Flippa. You can also list for free on namepros.com. Unless it has a huge list, it probably won't go for much as it is. If you've made revenue and have a lot of traffic, it would be worth a lot more.

    If your site is making revenue each month, then make sure you say that when you list it for sale. I recommend Flippa.com DnForum.com and Ebay.com if need be.

    Always try to go with escrow service, so that no one gets ripped off in the process.

    Anyways, I will throw some tips into this topic. There are a few key things a potential buyer will look at when considering purchasing your site.

    1. The first thing they will see is the design and content. How your site flows, functions, and converts will be a key determining factor in a potential purchase. It could have tons of traffic, but if the copy and design is stale, it will go nowhere.

    2. Traffic, not only in numbers, but sources. Where does your traffic come from? Can you show Analytics?

    3. Revenue, in as much detail as possible. How much money has the site made EXACTLY? Pull in every single penny that is related to the site's existence, and try to show revenue proof for at least 2-3 prior months.

    4. Add some selling points to your listing such as a certified Appraisal, Notarized Income Statements, Screenshots, etc. Show them what the website value sites state your site is worth. Offer to do a live presentation to serious parties and walk them through everything including revenue proof, etc.

    5. If you really want to get it sold for as much as possible, and as fast as possible, consider going with a brokerage like mine.
