Could Someone Please Help Me Out Here? Flipping Question.

Hey,

I am getting this site ready for a flip. It sells an ebook as the entry product and then a video interview for an upsel.

It has a Squeeze page and the affiliate center.

It's in the dating niche.

I have NEVER sold anything like this before and have NO IDEA what the bin should be.

I am setting up this page for flippa that has all of the site on it as well as a video walk - through. This should help you out to help me out, althoug it does not have any of the copy for the auction.

      You don't say how much the site is earning. Most flippers say that a site will sell for around 10 x monthly income.

      Yeah, the key I've found is to have at least some sales and profits you can display - as well as traffic - and, ideally, some google analytics showing some traffic.

      With numbers in hand I usually set my bin at 5-6x monthly sales.

      Everything on the site is original and I am selling exclusive rights to this. The site is completely unique.

      It's not earning anything at this point. New site. Domain is old = about a year old.

    There is a general feeling in the site flipping community that if you don't put a BIN price and just start the auction off at $1 that you will end up getting more for the site. I realize that sometimes this is very nerve racking as you may have spent a lot of time and money setting the site up. However if it is a new site with no traffic and no sales then basically it is worth whatever someone is willing to pay for it. The trouble with auction is that by the time the auction ends and you have a buyer for $xxx, who is to say that next week you may have had an interested buyer that was willing to pay $yyyyy. So you just have to put it out there, do some good promotion for the auction and create some buzz. CJ Parker is on the forum and he has a course on site flipping that teaches a lot of the techniques for gettting top dollar for your site on flippa. Do a search for him.
    As for your site, it looks great. The only thing I would suggest is adding an email series of 5 or 6 follow up emails in the affiliate area so your affiliates have something to send to their lists.

    It looks like a nice offer - I mean it has a lot more than just the ebook and nicely put together.

    That being said, I have seen over at Flippa that sites with unique ebooks and no earnings are currently going for around $500 to $700. There is one person that routinely sells them for $250 (yes UNIQUE ebooks!).

    My guess is that you could get around the high end of that (maybe more?) which doesn't seem like very much considering what you have to offer.

    Check out the market over there by searching "clickbank ready" and look at the ended auctions. You have to sift through to seperate the PLR from the exclusives but it will give you an idea of the market.
