would you buy this?

I am trying to decide if I should buy this website from a referred person of a friend. A friend of mine purchased from him before and was happy, but something doesn't seem right or maybe i am just plain scared to take action on a good deal thinking its got to be too good to be true. What would you do?

The website gets around 20K Uniques a month with 55K page views. It makes between $10-$13 a day in adsense. He showed me the last 6 months traffic which keeps growing monthly as well as revenue which keeps on growing every month too.

He has a long list of keywords he is ranked for. Mostly on the first page towards the bottom, some are number 3 on page one and others are the first listing on page 2. So there are improvements that can be made. I personally checked all keywords myself on Google. I also looked them up on Market Samurai too and they have very good traffic keywords.

He only wants 1.5 months revenue for the website. The thing that is holding me back is almost all the traffic comes from India. Not that that is a problem or I really care what country, but I was told by someone that India traffic sometimes is fake. There are a ton of ways to get fake traffic and I just don't want to get taken for $500. On Alexa the website shows that people come from Google and when they leave go back to Google, so should that be comforting?

Would you buy this website if you were me? I just think it may be too good to be true.

    It's pretty tough to fake adsense earnings. I would have give you temporary access to the adsense account to verify earnings to that specific site. I would also like to see traffic logs and see if they watch. Any analytics should also help you make a decision.

      Hmmm,

      I would like to see the Adsense stats live before I would buy it.
      Traffic means nothing, I can fake 200 uniques per day on autopilot in a few minutes. Same goes for Alexa rankings. So watch out.
      All from one country is a red flag.

    something is not right.. it does not make $10 / day... you are talking about revenue.. what about cost? how much does it cost to run that business?? if the revenue is all from Google organic search.. then that website would be much more valuable regardless the origin of country..

    maybe he has to spend money to acquire valuable traffic that really "makes" money...and all the rest of the traffics are just junk.. and worthless..

    Then you said they have good high value keywords ranking.. from reputable reference.. I would say, throw the dice..

    I think that Rob is right - see if you can get verification of the traffic and adsense revenue. It would be nice to know what kind of reference your friend would give of this guy. If can give a good enough reference, it might be an easier decision to make.

    I have friends that do good work, but I'm not sure I'd want them to babysit my kid - so it depends a bit on the context of the reference.

    Was it more of a "this guy's a good business partner", or "this guy's fun to go out drinking with, but I wouldn't want to work with him" kind of reference.

    Plus, it sounds like if the guy burns you for 500 bucks, you can always post here about it and maybe it will be a teaching experience for the rest of us!

    Another question to ask yourself - why are all these hits from India? Are they all on some kind of diet kick, or IM kick, or does it make sense that the hits are from India?

    Without knowing the details - is it possible that the adsense revenue is seasonal or cyclical? Might he be selling the site at a high point? I don't know how far back you can go to see adsense revenue, but if it's only 3 months, then trusting this guy becomes more important...
