  Value of a site should be no different than value of any business, in my opinion. You are after all buying a business. Value is how much a person is willing to pay, and usually that is determined by revenue the business. And is usually determined by CAP rate which is nothing more than revenue less expenses (not including debt service to buy said business). What return you are willing to accept in order to buy that business will usually determine your purchase price.
  
  If you are buying a Walgreens building then you are going to end up with a cAP rate in the 5% to 6% range most of the time. Web based businesses will generally be higher than that I would guess unless it is something like a buy.com or ebay.com or something.
  
  But it always comes down to a subjective number of what the willing buyer is willing and able to pay the willing seller.

I don't see how anyone could take any of those type of appraisal sites serious. Any site where you simply plug in information into an online form and it spits out a dollar amount is fooling themselves. Other than trivial conversation, I think they're a waste of time.

And for those of you seriously considering selling your website, never use these sites to help you determine the asking price for your website. Not only will they be be a dis-service to your site but your website/sale will not be taken seriously on most of the marketplaces.

  profitable sell for anywhere from 5X to 20X revenues. So what are the
