How much does a sight sell for if you've only been making money for a month?

I have been thinking of various ways to use my content to make more money. I was wondering what is the average price a site goes for if you have only had it for one month. I have made about 100.00$ US on this site I created by using a combination of article marketing and google content network marketing.

I want to sell it now and see if I can repeat this process several times. If I can do this I will be able to scale this up to a pretty good income. If you were selling this site what do you think would be the reasonable amount of money to ask for?

The site has a small list of 56 subscribers and has made about 20 sales for a low cost product I created and sold using E-junkie. I would of course sell this list along with rights to the product.

I have not sold sites, but it is my understanding that part of the formula is figured based on profits a site has made for a month - and this number is multiplied by something.

Is there a chance you could push into it one more month and have some higher numbers to show for the sales to be expected?

Oh, I would also say be prepared to show proof of income on the site as well as the traffic stats.

The more information you can provide the potential buyer the better you will do.

I was thinking something similar as it concerns holding onto the site for a little longer. I have proof of everything because if I were a buyer there I would want to see this stuff. I figured the site must have upside potential, which is what I am trying to provide. The traffic is secondary to me as I focus more on list building and generating an income with that list.

You should expect about 12x monthly revenue.

12x sounds a little high if I have only had the site for one month or even two months. What would you say the average is?

You won't find many people willing to pay 12x monthly revenue for a site that's only 1 month old.

From what I've seen at Flippa (and from my own experience) you could probably expect about $300 - $600. The fact that you have a small list and a product means you're probably looking at the higher end of that estimate or possibly even a little more. There are a quite a few variables you need to look at though - for instance:

Is it a popular niche (one that normally sells well on Flippa or one that can potentially get alot of traffic)?
Is the product you're offering unique?
Do you have any traffic from the SE's? (traffic from articles and PPC isn't worth as much to a buyer)
How good is the site design?
How good is the product sales letter?

      etc

These are all things I consider, but the most important one you mention is the SE traffic. I use articles to drive the traffic to build up a list. If I wanted more traffic I would use social networking traffic as I have seen it is easy to plug into it. Doing this I do not have to rely heavily on Google. So you would say 2 or 5 times my monthly revenue is average?

I have just completed 2 courses on site building and flipping sites. One of the things they both stressed, was the potential of the site to earn future income. Also the 2nd thing stressed was hanging onto the sites for a period of time, say 6 months, allowing them to age a little and build the income, as well as the possible list.

Their consensus on the sale price was based on an average from 4 to 6 times the monthly income. However, both of them have had sites that went well above the the average.

You have pointed out that site has a list of subscribers, it's own product, but one thing you failed to mention was how you drove traffic. Was it PPC, SEO, article marketing or from your own private list?

If all the traffic came from your private list it would drop the price point considerably in my opinion. But you may well be able to offset that by marketing your site to your private list first. (just thinking out loud).

One of the things to help you out would be to go to Flippa and check out the sites that have some age on them and compare against those without age and the prices they sold for.

I'm no expert on this and I'm sure there are others way more qualified to answer your questions. But I like the common sense approach myself.

And if you want to PM me with the site and I just might make an offer if I like what I see. I'm dead serious about that.

The list built was completely associated with the product. I built the list first before I tried to market the actual product. So all the sales were made from the list generated from this product site.
