Need to sell a house - quick - Any suggestions?

Got a friend who needs to get his house sold - PRONTO. He really can't afford a realtor's commission, so, we are going to try to market it and sell it ourselves. What tools can we use from On/Offline to get exposure and sell it quickly (and maybe for a bit more than we normally could?)

    You don't say where you are. If there is a local REIA in your area those will be investors who buy houses and know how to sell houses quickly.

    To see if there is a REIA nearby go to nationalreia.com and look at your state to find a local meeting. Go to it.

    there are many realator's that work on a very low commission and believe me they are worth it.
    In many cases they will get you more money to make up for the commission price.

    Maybe you could make a squidoo lense titled "houses for sale in (your town)" and showcase your house, maybe do a youtube video of the house with the same title. You might get found.
    I am a maintenance man but I sold real estate on the side for years and my Dad was a broker my whole life. If you decide to get a realtor, for sure get some references. Some of them will take your listing, stick it in mls and forget you exist.

      This seems to be a sellers market, so be ready to lower the price if you have to. There are some free classifieds you can use to post your house for sale. Some that I use are craigslist.com and khrido.com My cousin was able to get fairly good responses from there. Good Luck

        Wrong - this is a BUYER's market. If you don't use a realtor your property does not appear in the listing books or on the online realty sites. That is abig disadvantage.

        One real estate "truth" is that sellers who sell their own property expect to get more money because they don't pay commission. Buyers of the property expect to get a lower price because the seller is not paying commission.

        It's true there are some investors buying homes - but they are not paying "market" for them.

        The best way to sell a house in this market is to negotiate a listing with a top agent (one who is full time and selling houses) in a top company - and price the house to sell.

        This is not a market where you can expect to get "more" than other houses - or even to get the price of two years ago. If your friend needs to sell now - he has to price the property competitively.

        Getting a response from a site like CL isn't hard - getting a buyer is.

        EDIT: Whether he sells himself or uses a realtor - your friend to put as many photos of the exterior, interior and property online as he can. Picture of front and back of a house is not enough today - highlight every feature with photos.

    First thing, a change of perspective.Rather than trying to sell a house, what you want is a way for a LOT of eyeballs to be on what you are trying to do. Top Secret way to do this?

    Create several 5 minute videos of the house, the property, the neighborhood, the city, the schools. Small "flip" like camera will work. Post up at YouTube.

    Then, create a full page ad for your local newspaper, ask them how much it will cost, you won't run the ad, but you want your local newspaper to know about it.

    A full page ad brings eyeballs and has been used successfully to sell a house pronto, but, in this strategy, you will post the ad online somewhere.

    Then you make sure to register for Google alerts, what you will be trying to do is to get a FREE story about what you are doing in your local paper. Coupled with VIDEO on you tube, and a reasonable price you may be able to sell the house quickly. ALTHOUGH, we don't know anything about LOCATION, condition, history of any of the other important stuff.

    But when it comes to PRONTO, you need to have a LOT of eyeballs on your offer ASAP, and the fastest way is YouTube video coupled with a good PR campaign.

      I would suggest putting an ad on craigslist not for the house, but for a real estate agent. This will generate multiple responses from agents interested.

      Once you have a lists of agents that are interested you can contact each one and discuss your needs and expectations and choose the one you feel is the best fit.
