Go to Flippa and watch the buying trends. You can get some great ideas by watching the transactions there.

People like to buy sites with lots of organic traffic that are earning loads on autopilot, basically the type of site you wouldn't want to sell.

Buyers want a site that makes money on autopilot. Actually I take that back. A buyer can want any number of things: an ecommerce site, an Adsense site, an affiliate site, a flip, an underdeveloped site... Basically you can find a buyer for almost anything.

Ad Sense sites that have a track record and are ranking in the SERPS do very well, 20 x monthly revenue or more.
