Funky Idea - Live In My House For A Month!

Okay, I just had this funky idea and thought I'd run it by ya'll for some feedback.

I think it rocks, but I also think Wheatgrass tastes good! So who knows, maybe I'm totally in left field.

Here's the idea...

I'm supposed to move into a new house next week. The lease on my current beach home isn't up until the end of December. I'm going to be eating about $4000 on a vacant house on the water.

Then it hit me.

Maybe I could rent it out month by month to people who would want...

1. A Beach Vacation in San Diego
2. Help With Their Business
3. To Have Access To Surf Boards & Surf With Me
4. Personal Coaching Throughout the Month.
5. Weekly dinners, fun activities.

Heck, I may just keep the house the entire year and book 12 slots
(one for each month).

What chu think?

Good idea? Bad idea?

I think it rules!

But the idea is only about 22 minutes old so not sure how I'll feel about it in 67 minutes.

You could make it the grand prize in an Affiliate Contest for your membership site. You might just make that $4,000 back and then some. The time is short however.

A house on the beach?? Surfing??? Hold on a minute while I pack my bags. Pick me up at the airport, here I come!!! I'll even let you surf with me.

Wait, why would you move from a beach house?? Why? Is it another house on the beach or are you crazy?

I'm moving into a 5 bedroom house with my girlfriend, but realized that I could probably still utilize this house that I love so much and keep it too.

The house is on Mission Bay in Pacific Beach with full Bay views from every room. 2 bedrooms, garage full of surfboards, cable, big screen, furnished.

I reckon if I do coaching I'll easily get $8 to $10K per month since the opportunity is quite limited on a monthly basis and it's in paradise.

That's an excellent idea. Heck, you could probably rent the place out for a pretty penny every month. But I like your original idea. Gave me pause; I'll have to say that. San Diego is one of my most favorite places on earth.

Wish I had $4k and I'd take you up on that in a NY minute. I think it's a great idea myself.

My old stomping grounds were in Poway in the mid-90's and haven't been back since. Used to enjoy watching the roller-bladers sashaying (the ones without the hairy legs) down on the beach.

    Geeeez I hate being broke.

I think the idea of offering a coaching program to get people down there would be a good benefit for both you and your members. Are you providing accommodations other than the roof for each traveler, or do they cover the costs of food and such?

    Jason,

I think it's a splended idea. Give it a couple of months and test it out for demand.

I imagine you'll have to charge a good penny for the overhead expenses, but it should be doable.

And if you get John T to come up, well I'd double the cost lol.

    Btw, love that subject line.

love it - - A reality show would ROCK - you can put it up on the new youtube functionality of films pre-screening too!

If you decide not to go WF way for any odd reason...you could put it up on vrbo dot com - I've had great success with renting by the week (up to $3k per) for my Florida homes.

let us know what you decide and how much - sounds like a great place to get creative, create product!!!

    Jason,

Sounds like an intruiging idea... if you have the cajones to try it, it might just work. A few ideas:
    - Offer the package in 1-2 week intervals. This will not only make it more affordable for people, but can allow you to make more overall.
    - Offer the package per room, or a couple/roommates get a discount
    - Be very clear on what they get - surf lessons, dinner/meals by a local caterer/chef, IM course of a specific flavor, etc.
    - Have a single, measurable goal (major product release, increase current site traffic or conversions by XX%)

For example, maybe offering a one week program for $2000 (couples/roommates for $3000). If you got 3 "full" weeks a month (times 2 rooms), then thats at $12-18k gross. Once you subtract your rent, meals, utilities, housecleaning, etc (assume $6k)... you could end up with $6-12k profit pretty easily. And thats relatively conservative. With some good promotion, you could work it up to $20k or more.

Just some ideas, but it could very much be worth it... Imagine having just 45 "classes" a year, teaching IM, teaching surfing and enjoying life. It could be a great way to go.

You could do 2 week or even monthly classes, but I honestly think you are better off with smaller chunks. Not only do people rarely take more than a week vacation at a time, but it would be easier to "sell" them on a smaller price tag ESPECIALLY if room and (some) board is involved.
    {{ DiscussionBoard.errors[209609].message }}
  • Profile picture of the author rlnorthcutt
Oh - another thought... instead of doing all the work yourself, why not JV with some other people and let them teach their classes and stay in your pad. Promote it to your local community (or anyone who wants to get a hotel) and have the course at the beach house. The JV can stay there and you get a split of the profits.

Lots of potential. I think IF you decide to do something like this then:
    1) You need to focus on a specific model and hit it hard
    2) You need to get serious about making it work

Of course, you know that already

Actually, this is one of the most innovative ideas I've heard this year (and the year is ending, so I guess that counts as a compliment? ). There will definitely be people interested in getting one-on-one IM coaching for a full, intense month for a 4 or 5-digit figure.

Better make sure you set some ground rules, though. Like, no banging on your bedroom door at 4am just because your latest 'tenant' had a brilliant IM dream.

I don't care so much about hanging with J-Mo as hanging out in the ocean in some waves. So I'd be perfect cause I wouldn't be demanding or clingy or require much time. Maybe just an hour of intense IM coaching a day. And I cook my own meals, cause I'm picky.

Now this is gonna be a big thing and all the big IM guys are gonna host some Apprentice type live in deal. Instead of just internet coaching, it will be move in my house for a month and get intense coaching. Then it will be a hit reality show. There will be a contest with 20 IM wannabes move in to a house and each week after a project one person is eliminated until 1 is left to win a million dollars.

    Sounds like a sweet idea...

I spent a week with the family down at the Bahia a few years ago and it was a blast.

Now, the question is can you teach someone who knows ZERO about surfing some good skills in a month? If so, I may be interested!

Maybe you can do something cool like get the participant a spot in one of Frank's crazy videos or something. Now that would be a cool bonus!

      Interesting feedback.

Some of you are making this way harder then it needs to be.

      No reality shows.

      No roomates.

No intense coaching all the time.

I don't want any of that.

I just want one or two people, they get the WHOLE house to themselves for a month. I come by once a week, we mastermind and make money, go for a surf once in a while, and I probably treat them to a dinner mastermind once a week at a nice restaurant.

They get a chill work environment, help from me, and a vacation at the same time!

    Jason,

You obviously have a great "REASON WHY" to create a MASSIVE marketing promo around the beach house.

I'd create a contest with like 4 GRAND prize winners who each stay at the beach house for a week or so.

Small ticket item that leads to a continuity program...that's what I'm thinking. You'll get bunch of heads on your list(even though your a MASTER at making a fortune with a tiny list) and not only will they get a GREAT product from you....they'll also get your beach house along with your marketing library for a certain time frame.

    I'll be cool with that.

He's not renting out a spare room, he's renting the entire house cause he'll be living in another house.

Most people would not want to rent out a spare room cause renting a house you don't live in is totally different than living with someone. They could be loud, messy, crazy, dirty, and you'd have to see them and cohabitate with them everyday. And not that many people live right on the beach in southern california that has warm weather all year. Oh gotta get to the airport.

Why don't you try to rent by the week, make it into a time share venture. That would jack up the revenue it generates tremendously.

  • Maybe it's just me but it sounds like you've got nothing to lose. In other, words if you try to rent it and no one bites you're out the $4k you would have been out anyway.

Perhaps you could hold some kind of contest and then offer a month in the house for free?

Or perhaps you could just throw a big damn party!

Hum...I spent the last 20 minutes trying to think of something cheaking and cleaver to post as a suggestion...came up with nothing. I think it's getting too late for that type of humor from this cowboy.

This is a great deal. I'll formally put in a request for a spot. Not sure how exactly this works, but I'd like December if that months open.

Seems like you would have better weather in Winter then in Canada that time of year.
