Questions about Selling Domain Names to Local Businesses

I had originally PM'ed Gene Pimentel the following questions because it related to what I had read in his 10 Step Action Plan and he asked me to ask them here at the forum for everyones benefit.

Without thinking I posted them on his WSO page because I was looking for him to answer and that was where I knew he was. Again he politely asked me to post to the forum so that perhaps I could learn from many of you or we could all perhaps learn something together.

I will be selling Domain Names to local businesses.

When I sell the Domain Name that is ranked on Google how do I get that Domain Name out of my name and transfered to the new owner?

They buy the Domain Name and the skeleton of a WordPress webpage with their competitors information on it. In all probability they may not have any IM experience (I have very little as you'll see when I ask what I'm about to ask). EXACTLY what do you suggest I tell them to do with this page?

If they change ANYTHING on it will they lose the positioning on Google that they currently have? I'm thinking they will not because of the domain name itself but just wanted to ask for clarity purposes.

Should I suggest they simply use this domain name (that is ranked under that particular search term) and re-direct traffic to their current site, create a blog with this site and have a link there that takes them to their current site, or what exactly do you do here Gene (or anyone else who may be doing something with this)?

    You could "lease" the website to them. Collect a regular check and keep everything in your name. Less hassle, easier sale, passive income.

      Yes - leasing the site to your client as jacer says means passive income for you.

      However if the client wants to take ownership of the domain/site away from you there's no need for that to be difficult.

      Your client can open an account with the domain registrar you used and you simply "push" it to them - move it to their account. Easy.

      Transferring the web site can be done in a similar way - get your client to open an accouunt with the same hosting company (through your affiiliate link if possible) and then have the hosting company transfer the site to your client's new account. I've done this before a time or two when flipping sites and it's been smooth. Check with the hosting company first to make sure.

      If your client takes over everything and does make changes to the site then sure, there's a risk it can lose position however that's always a risk anyway.

      Either way - sell them solid ongoing SEO work and even if the position starts to decline you can still send them traffic through other methods.
