Site Flipping Question... Is My Price Reasonable?

Hi,

Could you do me a favor?

I am optimizing two sites. They will generate about $50 a month in revenue and will have about 1000 visitors a month.

I am planning to flip the sites once I get to those numbers. The sites will be about 2 months old.

I am thinking about flipping it for $500 to $900.

Does that price seem reasonable for you?

I am just trying to see what I can expect.

    Sounds reasonable to me, if anything a little low. You can get 12-36 times the monthly value putting you in the $600 -$1800 range.

    That is assuming you're in a niche that a lot of other people would like to get into and you've got good copy for your auction and proof of your earnings.

      Where would you get 12-36 times the monthly earnings for a 2 month old site? I'd be interested to know because I've flipped alot of sites and never got more than 6-12x monthly income at Sitepoint. I know you could get alot more flipping sites offline, but you certainly couldn't do that with a 2 month old site.

      I've been watching Sitepoint alot recently and I've seen a few sites earning $150 a month going for only $300-$500. They were affiliate sites though. Sites earning with Adsense should definitely make $500-$900.

    In my experience, you should sell your websites anywhere between six and 12 months worth of income. You are almost correct as to how much your websites are worth. You can sell them anywhere between $300 and $600 each. If you can get the top end price for both websites, then I think you made pretty good money for just two months worth of work.

    I buy websites daily and i'll say you can't put a value on the description above.

    People look at:
    Domain and it's age
    Page Rank
    Alexa
    Links in and out
    Where the income is coming from
    Time needed to run the site
    Complexity needed to run the site

    The value of a website = The price a seller is willing to sell for and the buyer is willing to buy for - This might sound a little stupid but i've bought sites which i thought i'd pay twice as much for because of bidding on auctions and there are ones i paid over what i expected.

    It's like ebay really, depends how many people are interested!

    Yes I think about 10X the monthly revenue - I think what you are asking is a fair price. Stick to sitepoint if you want that price though.

    Site sales are a little slow at the moment, so a couple of months promotion would be good and by that time sales should pick up a bit

    I think a lot of it depends on what you are selling. If it is a niche where a visitor is worth more, it will sell for more. You have to take into consideration that the site may not be optimized as it could be, and the potential for earning a lot higher.

      I think 10-15X monthly earnings is fair depending on the niche. The hotter the niche the higher premium you can get. I would also stick with Sitepoint to sell.

      There are many resources on flipping but I'd recommend Tim's:

      Having said that, experience is the best teacher. Just get your hands dirty and you'll get the hang of it.

    What sort of sites are they?

    I'd be interested my self.

    Adsense sites will go for alot more than affiliate sites, as affiliates ten to need specific PPC campaigns.

    I really don't think anyone can give you a real website value from the information you have provided. Is the site unique? How much content do you have? Where is your traffic coming from? How old is the site? Is your site considered an authority in your niche?

    Those are just a few questions buyers consider... people seem so keen to say you can't get more than 10 times revenue. I'll tell you right now that you can get much more if you have a good established authority site.
