How much to charge for website building and maintainance etc?

SO I'm starting out making websites for some clients.
What or how do people charge for updating websites. Like, you can charge a one off fee to make the site, then in a months time they may want more pictures or text uploaded etc etc.

How do you charge for this?
Do you say right, X amount of money a year for unlimited updates?

    Hi... I paid over £20,000 for my site to be built and that was over 3 years with development. Don't sel yourself too cheap otherwise people won't have the confidence in you.

    Post an hourly fee (I wouls say £50 PH) and tell people this will take me 3 hours so it will be £150 - if you go over by an hour, oh well, don't tell them and just charge for 3 hours but if you miss quote and it takes a whole day, let them know and charge them!

      Yes I am cautious to to short change myself. From the research and feedback, I do think this is a viable business.
