Can you actually buy an affiliate/product site that generates a monthly passive income.
Have you created and sold sites yourselfs?, (I guess this i called site flipping)

Can you actually buy a (3000$ / month) site for a reasonably amount of cash, what does these sites go for?

I've seen the sell for up to 20X their monthly revenue.

So, can you buy them? Yes

Can you buy them cheap? Probably not, unless you look at the long term.

If you do, buying a site for 36K that is going to make you 3K a month for a long period of time is a good deal

One thing to keep in mind whenever buying a site with an income stream is that past results is no guarantee of future success.

For instance, if the traffic to the site depends on search engine results and other free traffic methods, the results of the site are at the whim of the free traffic flow.

Economic challenges, changing interests in the marketplace, perceived outdated technology and many other things can negatively impact the cash flow.

PPC and other ad rates effectiveness can vary over time.

In other words, there are many factors that can affect the long term profitability of a website. A true buy it and forget about stable cash flow is pretty rare to come across.

When you find a seemingly good deal, also look at how much time you will need to invest every month to keep the cash cow running.
