(I've been lurking around here off and on for years and really enjoy everyone's thoughts. Awesome quality forum! This is my 1st post.) I'm looking for a dynamite product or a series that I can sell to a list of home buyers. I've run SIHomeTours.com for 10 years and since day one I've heard "build a list". Well, our main customers are real estate agents who pay for us to photograph their property and list it on my site. And we have nice traffic from home buyers who like to look at the pics. For years, I've planned to capture the home buyers eMail but I've not been able to come up with a decent product that would be of interest. I've a freebie to get people on a list but even after all these years, I'm rather at a loss of what to sell to these folks. I hope you can provide some ideas, maybe you've seen something, create something yourself we can JV... I'm open to all ideas!

I'd sure appreciate your thoughts!

    Since they're all in your local area, you can sell advertising to local companies.

    Then offer coupons and what not to get a new fence, carpet cleaning, windows, pool cleaning....you name it.

    Home owners buy stuff. They'll even be interested in learning about vacation packages, cheaper insurance.

    If you're interested in selling them some digital products you can offer items about saving energy costs, remodeling, or even credit.

    It occurs to me that when someone buys a home via your site the chances are that they will need some form of renovation work doing. Why not set up a separate site with adverts for painters/electricians/plumbers etc and charge them a fee for the adverts and then email the address of the new website to everyone on your list?

    This is a HUGE market.

    1) Tips on buying a home - what to look for, what to avoid, things to inspect, major mistakes, financing options, etc

    2) What to expect - there's an infamous book for those expecting a baby called "What to Expect When You're Expecting"... how about something that tells people what to expect - how long will an average furnace last? How about a hot water heater? A well pump if they are not on city water?

    Think about all the things they have to consider as the go through the buying process. Yes, they have a realtor to guide them, but there's still a LOT of things that aren't discussed like many of those above.

    If I'm buying a house that's 15 years old, it sure would be nice to know that the average roof costs $8,500 and needs to be replaced after 18 years in my area (made up numbers) - get the idea though? I'm buying a house, and in 3 years, I better have another $8500 to spend on a new roof.

    Just watch that you don't put too much in the guides that could scare off the buyers or you'll drive away the realtor.

    To people who have just bought a home, you can sell them on the idea of making referrals to other people who are selling a home. Hey, I will send you $25 if you tell a friend about our service.

    To real estate agents, they want other tools and services to help them sell more homes. If you don't have anything else to offer, sell someone else's offer as an add-on service.

    If your list is home buyers that have yet to buy, get them on your list, and offer them a free mailing to let them know of other properties using your service. And sell advertising inside of the free mailer.


    In a nut shell, find out what they want and need, then find a way to sell it to them.

      You could even add a members-only section to your site, with additional pictures, audio messages from the agents (like the drive-by messages you tune in on your car radio)...

      Riffing on Bill's idea above...

      Kelly, you mentioned that you get traffic from people who like to look at your picture tours of the various properties.

      How about a value-added subscription newsletter for those people, letting them know when new content is added along with added pictures, descriptions, etc. Maybe feature one property per issue with an expanded tour, etc.

      This would add value for your Realtors (value they would pay for), and if you charged a nominal amount for the subscription, added value for you and a sense of exclusivity for the paid subscribers.

    in creating a product funnel, you (ideally) need a free, middle and high end. I've identified a free and a middle but a high end purchase?? I'm a little lost there. These folks want to buy a house and move on. Have you bought a house? What was your experience? What hgih tech - high touch item could you have used? A seminar? (I doubt it.)

    no, about 1/2 are moving into the area from more than 100 miles away.

    I'm more interested in specific products than general ideas. I've came up with most of the "general ideas" mentioned in the last 10 years.

    High-end buyers want high-end gadgets to add to their new homes.

    They have already earned your trust, so leverage that into selling remodeling and accessory upgrades to their new homes.

    Do they want built-in surround sound to turn their TV room into a home theater?

    Would they like touch screen access to their home security through their cell phone?

    Would they want a smart home that would enable them to control lighting and heating in the house, from the office?

    Would they want backyard playground equipment for their kids?

    Would they like to upscale their landscaping?

    Especially if they are moving into the area from more than 100 miles away, they appreciate access to someone who can help them to find the best product and service providers in the area.

    You could even step this out further, and get them into a premium personalization service, where you will help them find daycare for the kids, new doctors for the family, etc.

    The sky is the limit. The only question is how far you would want to take it.

      Again, riffing on Bill's post...

      Something that has been gaining popularity here in SW Florida is the personal concierge service. Everything from arranging transportation to finding school info to arranging personal chefs.

      As to the RSS to email scripts, if you're using Wordpress there are plugins that will automatically send notifications of new content. Just put the sign-up widget on a dedicated or password-protected page.
