Should I Sell My Site?

I have a website (see sig) that I will probably want to sell in the next year or two. My question is, where is the best place to sell a site that makes (hopefully) 100k a year?

Right now I pay a writer for all the content and the site makes most of its money from affiliate programs (including my own). When I sold it, I would also be selling a forum which makes money as well as an affiliate program (guide) that makes the bulk of the income. So the person buying would have everything they needed to kick butt and take names in this niche with the #1 site and (hopefully soon) #1 guide.

What is the general rule of thumb for selling a site and finding an appropriate price? Is it whatever you would make in 3 months, 6 months, a year?

I would probably look for 100k+ but maybe that is unrealistic.

  • Flippa.com is hands-down the best place to sell any kind of website. It's like eBay for websites. You get a ton of options and the best buyers. You'll also get the most views and bids, which equals the highest price. I've sold a number of niche sites on their and they fetched more than expected. I set my Buy-It-Now price for about 1.8 years of revenue but the general rule of thumb is it will go for about 1.5 years' worth of revenue. I've had some go for as high as 2 years' worth.

    For example, if it makes 100k a year, which would be about 8300/month, you could expect to receive anywhere from $150,000 to $200,000. Congrats!

  • One thing I forgot to add though is you'll need the last 3-5 months' proof of steady income from the site as evidence that it will continue to produce that specific amount per month.

    • Why would you want to sell a website that makes that kind of income for 1 - 1.5X revenue? That seems short sighted when you can use the revenue as a cash cow to fund subsequent builds? Does it take too much time to manage to achieve that revenue? I have a number of websites that generate revenue on pretty much autopilot and I use them for that reason, so perhaps I'm spoiled, but I cannot see the logic behind selling for such a lowball price. I'm not trying to be offensive, I'm just curious.

  • I suggest Flippa as well. This week, I just sold a one month old adsense site that was making $60/month for $350 there.

    Also, a couple months back, I sold a 1 year old site averaging $60/month for $850....
