Site Valuation. How do I Know My Site's Worth?

Hi to all the members of the forum Im quite new here but been in the net business for a long time already. Im an old timer though and not really updated on the latest net technology and IM thing.

My question is how do I really know my site's value?

I have a website that's doing pretty well and giving me good amount of income for the last few years and I'm wondering how could I know the real value of the site. I've been searching the net for the longest time but can't seems to find a concrete answer on how to really know a site's valuation. Its a good thing that I came upon this site and from then on I became interested on knowing my site's valuation.

It's a PR5 website that deals with events and online ticket reservation and I earn $800-$1.2k a month.

    Typically its about 10 to 12 months worth of earnings, however there are always exceptions to that. The PR 5 lends itself nicely to the sale, number of subscribers, traffic, reputation, site design, etc.

    The answer I usually hate the most is one that says it's worth whatever you can get for it.

    More importantly, what is it worth to you?

    I personally use SEMRush.com as a good site value rule of thumb. It checks how you rank for top keywords, then estimates the value those keywords would cost if you paid for search advertising for those keywords.

    Doesn't work for all situations of course, but if your income comes from search engine traffic, it's very accurate.

    Nice stats you got there. My ballpark figure will be 8,000 to 10,000 but could go higher or lower depends on how much traffic you get daily and age of the domain counts too.

      It depends on how much work is involved in order to make that money.
      If it's not much work (affiliate model perhaps), you'll get 12-18 months rev if you sell it on Flippa.
      You'll do better selling it offline, up to 36 months rev.
