Look at Adsense Cost per Click, CPC. It's an option you have to turn in in the Google Keyword tool.

    Go to Google Keyword tool
    Click on "Advanced Options" link
In the "Filter Keywords" section, set Local Monthly Searches >= 1000
    Click "Add Another"
Select "Estimated Avg. CPC" from the dropdown
Set its value to > $1.50 (or whatever threshold you prefer for CPC value)
Type a general niche in the "word or phrase" box
    Hit "search"
Make sure you change the "Match Type" from "Broad" to "Exact" -- this is located in the left sidebar.

In the results section, click the "Columns" button and check the box next to Estimated Avg. CPC

Refine your search and try other niches until you have a good seed list. Then check the SEO competition for these terms (I like Market Samurai for this). Target the ones you think you can rank for.

Market Samurai is pretty good for this, but you can always depend on the old-fashioned staples of lawyers, debt collection, mortage stuff like that.

Estimated Avg CPC is the amount the advertiser pays on the search network, not how much you receive per click (and less for advertising on the content network).

Google pays publishers (according to Google) on average 68% of the advertisers CPC.

Of course, its all relative so the keyword tool remains a good way of finding words with higher CPC than others, but it's worth factoring this in when projecting your adsense income.

Think of 'buyer' keywords and check their CPC with the Google Adwords Keyword Tool.
