Whats the fastest you have ever flipped a site?

My record is about 2 hours from researching, buying domain, setting up hosting wordpress, editing theme, adding content, plugins etc, then putting it up for auction on Flippa.

Including the actual flip 3 days from start to finish.

    6 hours is still pretty fast. It takes some practice before I could build them so fast.

    Once you hit the 100 mark then you should be fast lol

    You know, I haven't ever flipped a site, but I own about 50 so setting them up is a cinche. I think I'll take the challenge and give it a go.

    How about YOU pick the niche for me so we know I didn't already have it? I'll buy the domain and start my research, I'd love to see how fast I can do it.

    I put up a guitar site. Used Wordpress and a real nice free theme. Bought PLR articles in the WSO forum. Had it built in 30 minutes

    Sold it to National Lampoon for $1200 in four hours!

    I bought a really awesome 2 word gaming-related domain, got 1 cent hosting from hostgator, Paid a guy $5 to upload a flash gaming script on to my site....sold it the very same day for $850 on flippa. The whole process took me close to 5 hours

    I am just mystified as to who is buying these unmonetised, zero-traffic sites!

    People who are good at getting traffic, but can't be bothered to build sites, I guess.

    Are you listing these types of site as 'established' sites rather than 'new? I have heard 'new' sites don't tend to get nearly as many offers as 'established', but it seems kinda hard to make the case that a site that's 3 hours old is 'established'

    I have about half a dozen of these sites in the guitar niche, so let's see what happens.

    For the last two years I've been buying domain names when I create a video training, or I get a 'killer idea' then I end up doing NOTHING with the site afterwards! LOL

    So in this case, I installed an autoblogging plugin to add some content...I did do the custom header myself just now, and it has Socrates installed on it. Picked some offers etc...

    Why is it I love setting up sites like this?

      Don't know much about Flippa, didn't know about the four-hour extension thing, seems like a good idea. I thought your site was going to go for $7 or something Thought the theme licence thing was going to be a deal-killer too, but seems it's not that big a deal.

      Its pretty straight forward. There are plenty of WSO's avaliable on this forum with information about flipping or do a google search there are lots of blogs explaining it in more detail.
      Any kind of site will sell on Flippa. Normally it needs to have some content on it but doesn't have to be unique.

      If you know how to build a site you have the hardest bit down! If you have some spare sites lying around give it a go and flip one on Flippa see how it does as mentioned in the thread above.

      Have a look at some sites that have just sold and see what the listings say. Base your listings around successful sites that have sold for a lot.

    Another question: Is it better to build up a site to flip around a popular/ currently hot niche or something in your niche and you're good at?

    Ex: Let's say rap music is popular now and extremely hot. (rapmusic.com) is selling for $160,000. Should I build a site & domain related to rap music?

    OR; if I'm good at cooking and that's my niche. Continue to build a site about cooking and flip that?

    Or both? :p

    Thanks for the positive feedback! I have built sites on loads of different things, stores, blogs, affiliate sites etc. and a ton of different niches.
    I am now working on a new project flipping sites fast but will let you know how I get on once I see some results lol! Still waiting for the auctions to end now.

    I use premium themes Thesis for blogs as it has built in SEO which means you get ranked in Google faster.
    For custom sites I use Artisteer as its fast and simple

    I also use a handful of other premium themes I have on my hard drive.

    I have several good sites that I think could sell on Flippa. Now do you do any promoting or do you just wait for a buyer? How long does it typically take to get an offer/bid? How long do you put your auctions up for????(7days??) Do all of your starter sites sell?

    1.) buy domain
    2.) add a theme
    3.) add content
    4.) do on-page seo
    5.) fix bugs
    6.) SELL

    I have never done this, is that the general process, or is there some secret other thing that you guys to to sell the sites for so much?

    The domain you sold to national lampoon - that was an end user sale .. correct? you contacted them and they got back to you that quickly and bought the domain? That is super awesome. Usually an end user will drag their feet and negotiate and not know how to transfer and etc ad nauseum ... You hit the big time!

    I sold a "DOMAIN" within about 4 hours in flippa .. a five letter premium mapof.com - haven't tried selling a site yet.
    There are other sites to sell your domains on besides flippa - ebay, boxcar, bido, cax, sedo, afternic, as well as domain forums. some of them are even free to list, boxcar I think is $5.00.

    Hi Nikki, that's fantastic! Would you mind sharing what was the ending price of the blog? Also if listing on Flippa, don't you need proof of traffic or income or how that works?

    Finally, if Flippa has a listing fee, how do you know a blog can be profitable before trying to sell? Thanks for the tips!:p

    i wonder how can you flip and sell those site for even 200$ or 1200$ for just 4hrs or 6 hrs setup? It is pretty cram as the site is so fast and has no traffic to it. I work so hard to get the site some traffic before selling. I dont think ppl will pay that 1200$ for a site with nothing.

      Lots of questions
      I do a little bit of promotion but not much. I tend to put a couple of posts on myFacebook and Facebook fan page dedicated to website sales. Put a post on my blog, there is an app in Flippa to let you do this then people can watch the bidding from your blog. And I also tend to put out a tweet or 2. No other promotion.
      I normally put it up for 24 hours - 3 days
      Normally offers come in right at the end of the auction
      75% of my starter sites have sold. I am now working on a new project that I hope will boost my sales rate!

      This is pretty much the standard formula. Then step 7 is put site up for sale on Flippa or another site lol

      I only use Flippa now. I used to sell a few on Digital Point Forum as it was free but never got a very high price there. Although they did sell!

      The blogs I used to sell on there had minimum traffic and no income (But a potential to make money) Sell anywhere from $50 up to $150 not really more than that. Look at the ones that have recently sold and base your next site set up on a similar niche and target the same market. If there has been a few bids on it it means there are stil people who want to buy from there!

      There are many different buyers looking for a site on Flippa some want more established, some want traffic, some want profits but some just want to buy a site in their targeted niche.
      I like to build start up sites as I hate doing SEO, building traffic, writing content etc. I like to build the sites that is what my passion is. But some people love to build up a sites reputation and traffic, and income. Yes you will make more money per flip if you do this but it will take longer.

    The Flipping thing has always been a mystery to me. I look at it and think it sounds great, but when I look at what a lot of sites sell for, I then wonder if it is worth it. I think though you have given us a good clue. It's not so much the site's traffic, or what you put on there, but more to do with modeling your site on previous sites that have sold for a decent amount.

    I guess if you got this method off to a T, it would be great to outsource and then take a decent cut.

    Having looked at ones that make a half decent amount, like $2000, are often pr3, making profits ect, below that you only seem to make a 100-200 bucks (I'm looking through the recently sold). So to make this work, do you just have to churn out tons of sites?

    One thing though, when something like this is built on a wordpress blog, with say Amazon links, affiliate links and so on, surely it is a MAJOR headache to transfer all the files, information etc over to the buyer??

    Nikki, would it be too much to ask to see a previous site you flipped and what kind of price? If you can't I understand.

    Does anybody know which WSO or guide seems to be the best for this method?

      The fastest for me from the time I listed a site until someone bought it was literally 10 minutes. It was an income producting site (about $150 per month of verifiable income). I put a BIN for over 9 months worth of earnings and 10 minutes later, I had the money in my paypal account.

      As for getting a domain, adding content and listing it, my fastest was about 3 hours (BIN again). Usually though, I set my auctions for 3 days and they go to the end since I usually put my BIN pretty high.

      Disclaimer!!!! The above examples are NOT the norm for me though. I have had sites that I thought would sell quickly and to this day, I still own them (ie. they didnt sell). Really depends on the niche and the prospected buyers.

      Here's how I flip sites.

      I (with my partner) have lots and lots of ideas for sites. We create a website (it can be an affiliate site or a website that sells something directly - products, software, service), promote it on Adwords or related forums and blogs, keep it for some time - anywhere from a few days to a month, sometimes more and then put it on Flippa. In this time, we've proven the site is profitable and we can easily sell it for anywhere from 5 to 15 times its projected monthly revenue. Since we started flipping like this a year ago (April 2010), we've had 100% success rate. We sold "only" 15 sites in a year, but the average site went for $2890.

      If a site sells a product or a software we hire a programmer to develop it for us. The first time we started, we only had to invest around $300 to earn $800 the first month selling the product and then $3800 flipping the site. After that, flipping these kind of sites became addictive .

      We have other projects also, but if we only did this, we could create at least twice or three times as many sites in this time.

      This year the plan is to keep flipping sites, but create a few that later on sell for at least 10 times our last years' average per flip to double or even triple the revenue from site flipping.

      The downside to this kind of business model is, you need to keep creating websites to earn money, so when you have some extra money, I suggest you invest in something that can bring money each month on autopilot. For example, keep a few sites you would normally put on Flippa and distribute your time to both creating websites for flipping and managing the sites you keep for yourself.

        With affiliate sites, are you managing to promote those via Adwords and if so, what's the secret..! I pretty much gave up on that as it seems anything with any kind of affiliate link in gets the Slap. Maybe I am just not doing it intelligently enough

        By forum advertising do you mean media buys/banner ads? Or just sig promotion/posting etc? I mean, I know this is all affiliate marketing 101, but it's always good to hear someone else's take.

        Hey Phil,
        Its pretty straight forward to transfer the site. You can even hire someone from fiverr to do it if you are worried. Or just get a reseller account and sell your hosting. I offer 6 months free hosting with all my sites and after that I charge people a low rate to continue hosting with me.

        I am putting together a WSO myself about site flipping and hopefully it will be online next month. At the momment I don't want to reveal too much sorry! But would be happy to help anyone who needs help. Like I said I am working on a new project to see if t works I am testing the waters!

        Nice one. Most of my sites sell at the end of the auction in the last few hours. I set mine for 3 days also but thanks to a tip I got you can shorten the time after its live to 1 day!

        Sounds like you and your partner have got a nice stratagy going here. If you are ever looking for a third party I would be happy to collaberate to help boost up your sites. I am very quick at building sites as thats what I enjoy, and the flipping part of course. But not so keen on the traffic building, and backlinking etc.
