Is my site worth anything?

So I have a few simple sites with exact match domains, perfect on-page SEO, good site structure, etc. Basically everything is in place except for off-site SEO, meaning that if I built a few backlinks, I'm positive they'd rank at #1 for their keywords. I did the research on the competing sites and there's not a doubt in my mind about that.

Here's the thing, though. All the sites relate to an offline niche. ""New York mortgage brokers" and "Memphis divorce laywers", for example. Adwords indicates "high competition" with full or near-full competition bars, but the search volumes are low for the keywords.

I originally intended to build a few of these sites, get them ranked, then monetize them offline to whoever might interested in a website at #1 on google for a given keyword. Now, I need some quick cash.

Could I sell a site like that here, digitalpoint, or flippa? How much might a site like that be worth if I did?

    You can sell a site at any of those places, but, be sure to be honest and forthright about its current state. Strange things happen all the time--high revenue sites sell for little, and little revenue sites sell for alot. Would hurt to try. There will be listing fees though, and be prepared to direct alot of traffic to your listings.

    A few ideas
    You could sell to flippa and I am sure in the website sales section here.
    But you could also rent out the space to a mortgage broker.

    If you go for the quick money your not going to get the money you want.

    If your sites relate to an offline niche, I would actually go and contact new york mortgage brokers, tell them about your site, how it is optimized, and maybe get an even juicer deal telling them you will make them rank for that keyword. Leverage, my friend

      Thats a pretty good idea. I might give that a shot. But even then, how much would I charge?

      Also, assuming I wanted to just sell the site and let the buyer monetize it however they want, what would be a fair price? Fifty bucks? $200?

      Really what they'd be paying for is the domain name, the on-page SEO, content, and the knowledge that they're in a niche they can dominate. The hard part, basically, if you don't mind paying for getting some backlinks, waiting for a page to rank, and monetizing.

        You might be lucky and find a silly sucker who buys it! Maybe I have misunderstood. In the OP you say the search volume is low but the cost of the advertising potential is high. So I am figuring, it is not so easy to rank 1 foe these terms.

          That's what I'm trying to determine. The sites are bare-bones. They're based on a wordpress template and they're not aged at all. I can pop them out pretty quickly, too. That said, everything is there for them to take a top spot. So I'm thinking to myself, yes, these could be incredibly value if someone backlinked it right, but at the same time, they only take me a couple hours to make.

          I'm thinking $100-$200.

          Well you're not monetizing with adwords. You go offline and find someone who's interested in advertising on the site. I totally forgot that a 1%-3% click-through rate is common when i made the OP. disregard that.

    Why not turn them into lead-generating sites? Then you can immediately sell the leads, while you're waiting for a more lucrative deal selling or renting to an end-user.

    I'm sure you could sell a site like that on Flippa because others would be seeing the same potential. So I guess it depends on how desperate you are for the money.

      Another good idea, but I'd have to spend some money on backlinks and wait for the site to rank before I started collecting leads to sell. That'd be excellent if I wanted cash a month from now, but it's better sooner than later in this situation, even if it's less money.
