Real Estate Brochure For people looking to SELL their property

I am having trouble knowing what to put on my real estate brochure. What would be important to you guys as home owners?

I am putting things about my web presence and stats as to how many people search online.

I am putting that I have a marketing degree, and all that boring stuff. What can spruce it up and make some eyebrows jump up?

    Illustrate all of the benefits of buying in slow markets...

    Explain how the richest people in real estate make the bulk of their money as a result of buying in slow markets...

    Note: I don't know where you live but, if I were you - I would center my business around wealthy people in high end communities that are not afraid to spend some money.

    Slow markets present an onslaught of buying opportunities... If you just focus your efforts around getting that point across - you will make a lot of money in 2009.

      Here are some ideas.

      People aren't interested in how great you say you are. They would be more interested in what "other customers" say you are. Testamonials=good...

      Any agent can say they belong to the local Board of Realtors, and State BOR, And National BOR, and maybe GRI, CRI, certified and all that BS, but it doesn't amount to a hill of beans to the average buyer or seller.

      When was the last time you had a client specifically ask about your qualifications? They don't care about your qualifications-they want to know how you can help them

      You know as well as I do, having been in the real estate market, you can't make someone buy a home. It just feels right to them or it doesn't. Same goes for a selling agent.

      Primarily, you have to offer selection. Or, a lot to choose from in your knowledge base including the following;

      Locations (suburban-inner city-country)
      Schools (grammar-middle-high-local colleges-trades)
      transportation (bus-rail-airports large and small)
      Options for financing (list many and it's OK to suggest one)
      Appraisal (check for lower rates)
      Insurance (Title-Homeowners-Appliances)
      Inspections-(list inspectors and repair businesses)
      Medical Facilities
      Shopping
      Parks
      Entertainment (Theaters-racetracks-gambling-sports)
      Staging
      Knowing where "HIGH SPEED INTERNET" is available is also important

      The point is, you never know what will trigger a buyer to select you as either a buyer or selling agent. But, the more you know or are expert in your market about these things the better off you will be.

      I think if you can craft your knowledge of these areas into your brochure it would go a long way in explaining your areas of expertise.

      As a buyer I am interested in saving money. And when I was active in buying and selling foreclosures saving the customer money on the front end
      helped us sell rehabilitated homes withing 45 days from auction to closing, in a "buyers market" as it is today.

      For right now, knowing how to save folks money in buying or selling a property should be emphasized in my view. Being very knowlegdable in the the areas listed above "and saying so" can only help.

      That's what motivated me to buy my home. And the garage. And the high speed internet. And the proximity to shopping. Cable TV. Etc.

        Thanks everyone, but this brochure is to get listings. (I will do a buyers brochure as well)

        So it is to appeal to people who are wanting to sell their home or condo. Any suggestions?

          Oh... you're a listing agent - got it.

          Well - what types of sellers do you seek?

          Struggling homeowners may be interested in info on short sales...

          Motivated homeowners may be interested in a fast sale...

          Give me a little more to work with

    I'd have to agree with Marc, slow markets make for the best deals. Home owners looking to buy get great deals, I was even reading in the local newspaper about how cheap home remodeling is becoming, because the contractors simply aren't filling their days anymore. NOW is the time to buy a house, and fix it up (if you want) for a low price.
