Help needed : Monetizing newsletters

Hello Warriors,
This is my first time posting this request, and i hope we can get good ideas.
I have a real estate website since 2007, i use it to promote third party products.
Since 2010, i've started sending newsletters to drain more traffic, they also helped a lot to get direct requests.
These days, i'm thinking about monetizing my newsletters as i've reached about 1 Million affiliates, which is very huge i think.
I've searched around and discovered affiliate programs such as Commission Junction, Google Affiliate Network, and others. I've been accepted on CJ by some advertisers, and found it was possible to send their ads in my newsletters as the content is similar (Real estate, Travel, Loans...), but even if people click on their ads hunderd of times, i've earned nothing till the moment, may be because they're not PPC programs, but just pay per lead or per sale.
I'm still looking for better solutions. I have very good Open and Click rates of my newsletters (the one i'm sending now is between 1500 and 7000 opens a day), so i know somehow it's possible to take some benefit for this powerful marketing tool.
I'll be thankfull if you share ideas, any help is much appreciated.

        Have you considered creating your own product targeted to your subscribers? Without knowing the details, I can't offer much insight. Best of luck!

    The content is a list of real estate products i'm promoting on the website, so i can't charge the subscription as i have to reach them more than they need.

      Don't take this wrong, but this sounds less like a real newsletter and more like a series of sales pitches. One product right after another, meant only to drive traffic to your onsite promotions. Am I right?

      Also, you said you have almost a million affiliates. Did you mean 'subscribers'? At a million subscribers, your open rates would be between 0.15% and 0.7% - not something to jump for joy about. How many of those are actually clicking through to your vendors' pages? If the percentages are similar, it's no wonder you haven't seen sales.

      Since you can't go to a more direct monetization model, I'd focus on improving the copy of what you send out, in an attempt to get more people to the vendors' pages.

      Start with your subject line, which goes a long way to determining whether you get opened. Then work on your opening, which determines if you get read. Keep testing new things until your results improve.

      Before I respond below, I just want to pass along a quick tip about this forum. Bumping your own threads every few hours because you haven't gotten the answers you wanted tends to be frowned on. Often to the point of having threads deleted. Nothing personal, just a quick heads-up...

      Depending on how tightly targeted those million subscribers are, you might make more money selling solo ads or endorsed mailings.

      You can charge either a set fee or a CPM.

      This way, you get paid for making the mailing, not on the results.

      One place to list your offer and rates is the Directory of Ezines. I'm sure their are more brokers out there, but you'll have to spend a little research time finding and vetting them.

    Yes, the content is a list of sales i'm promoting the website itself, but also tips and recommandations.
    The open rate is from 6% to 10%, i've worked hard to get it buy adjusting the subject lines and of course the deliverability, and i'm still improving it.
    Don't you know any place where we buy ads' baners or we offer a ppc links placed on newsletters, may be it's a point to start ?

      Each email marketer has their own 'communication flavor' so it's hard for someone else to say exactly how you should run your specific list.

      You're already pointing them back to products on your web site so that in itself is a way to monetize your list. I'm not sure what you're looking for beyond that. If you instead promote affiliate ads it's going to detract from what you're trying to do on your own site.

      In your first post you suggest that you may have already tried some CJ affiliate ads and made no money? That's a different problem. If you have a list of 'non-buyers' then there's not much you can do to make them become buyers

    As i'm promoting real estate goods, people may be intersted by loans for instance, so i can add an advertiser's baner in the newsletter, subscribers could be interested. I can also add Travel plans too. I've already sent a poll, and i know what i'm talking about, but i need to put ads, intersting ones of course, but i have no source to get them.
