Hello Warriors,

Over the next 7 days I want to write and launch a information product for the Real Estate niche. I wanted to get your ideas on what area of Real Estate I should address? It could be any area, finding properties, financing, how to find buyers, how to market the property, making an offer, etc. Any and all ideas are welcome.

      Are you an expert in the real estate niche? If not have you thought about finding an expert and doing a possible joint venture with them. This can help with your product creation. There is so much you can create a product about. Buying REOs, Short Sales, Listing and selling your house, For Sale By Owner guide, buying your first house and Foreclosures (unfortunately hearing about this way to much!)

        I've been investing in Real Estate for the past 7 years or so, I have seen the market fall, rise, and then fall again so from that respect I guess I am an expert. Yeah I know there is alot of different areas that I can discuss which is the reason why I was seeking others input.

        I wanted to see if there was an area where people are having difficulty so I could put into detail how to solve the problem.

    I have written for clients in the RE niche.
    Here's what I would do, assuming you are not an experienced practitioner already.
    I would get with some very experienced realtors and find out what their current SPECIFIC problems are.

    The RE market in most of the US is the worst it's been in 20 years, btw, so you need to be offering something powerful and targeted to whats happening now...any general RE product by it else is likely to fail otherwise.

    No offense, I'll just add I personally think your timetable to do this (7 days) is way too short and isn't likely to give you sufficient data to produce a winner.

      From my experiences, a realtors point of view and an investors point of view are polar opposites. This product would be geared towards investors, because that's the side of the coin that I'm most familiar with and a realtors opinion wouldn't do me much justice. But they may be able to provide information on what the "current problem" is.

      As far as the timetable is concerned, it's not going to be a 50 page or more eBook, just a short 10 page or less document that is tailored to a specific area/problem in todays real estate market. So it wouldn't take much longer than 7 days to produce it.

        That's great! Try to choose a very specific niche with hungry buyers and your report will sell like hot cakes!

        People love little reports and i have seen 6/10 page reports sold for $97 and more!

        I agree with Charlotte,the foreclosure market is extremely hot,so maybe you could find a micro niche in this market!

          Wow this one will be at a much lower price point than that, but it's not really about the number of pages as it is about the content. With this report I want it to be full of quality content for a very small price.

          I will definetely research a microcosm within the foreclosure market to see if there is an area that can be capatalized upon.

              exactly I have seen some 10 page ebooks taht i would pay 97 dollars for and 97 dollar ebooks I have paid for and say they are not even worth $1 dollar...due to bad content.

              That is where the big money is at, and always has been. QUALITY! That is with a capital Q :p

                I don't want this ebook/report to be one that is purchased and readers feel like they still haven't received an answer to their problem. I want to offer something with no frills content at a very inexpensive price point.

    Have you considered doing an expert interview instead of an ebook? I know I'm not much help when it comes to finding the right sub niche here, but in my opinion video and audio does very well when it comes to info products.

      An expert interview is fine, I still have to find/decide what topic to interview them about.

      It's funny you mention that, I will be launching a virtual tour website that can be created just from photos in the next coming weeks. Versus needing expensive cameras and having someone come into the home. But it's good to know that people are interested in them.

        So since your leads are from people facing or going through foreclosure, how about an affordable guide on foreclosure?

        The market may be saturated, but there's always a way to build a better mousetrap and you HAVE those leads to promote to...

        Interview experts on how to avoid foreclosure, how to minimize the pain if it happens, how to recover, etc - all the things someone facing and / or going through it would need/want to know.

        Different interviews with different experts, compiled by you and additional content perhaps, and presto! - there's your product - WITH a hungry market.

          Great idea, well let me ask you this, with the expert interview as a consumer would you prefer to read the dialogue or listen to an audio file? I was thinking about offering the report in a pdf and audio version.

    Types of welcome pages.

    Targeted advertising.

    Reaching different languages from one Business page.

    Facebook marketing strategies.

    Video tour apps...

    etc.....

    How many real estate agents live in your local market?

    Try multiplying that by 1 million for your online market.

    They spend 3 times more time online than anyone I know who does offline belly to belly work.

    As a Real Estate Pro, you actually know the best products to come out with. You have inside info that non Real Eastate people don't have. So while we can give you general guidelines about focusing on a niche area where there's a strong interest for help or info - you actually know what those areas are. The usual areas of Foreclosure, Credit Repair are good, but try and think about any other areas that you see as a potential money maker for your situation.

      Test your market/idea perhaps by selling similar books as an affiliate. Then you will have a much better idea of what angle to approach with your information product. For example, there are tons of books on Amazon regarding real estate, and their genius in marketing gives buyers suggestions for related books.

        Test marketing is good for larger more expensive projects, but for something on a small scale I don't think it's necessary.

          Famous last words...I deal daily with people that have sunk weeks, months and yes, even years of work into projects that range from reports to ebooks to more elaborate courses - the most COMMON issue is poor targeting within a niche. The vast majority of these would have been easily overcome with a few days to a few weeks of testing...and the testing phase can be leveraged through product launch of the final product (ie. not time wasted)

          The bottom line is - do you want a hot selling product or not -- if not, then forget testing, but if you do, testing is involved in pretty much every top product I'm aware of including most of the top selling ebooks on CB.

            Money loves speed, with that being said the report will be released quickly and as you've stated the launch will be the "testing phase." I don't plan to waste time or money on "test marketing" and then product launching. If it's a hot seller than that's great if it's mediocre I will simply create another one and see how well that one does.

      You're absolutely right, I do have alot of "insider information" the problem is deciding on the area to focus on. I didn't want to provide another "foreclosure" report that is regurgitating the same information that everyone else is sharing. Thanks for the input.

    I would say do a bunch of interviews answering major question with 10 -12 gurus and add some ebook bonuses and launch your product to each of these gurus list

    Assume you have gone through the following market research steps:

    1. Found the top threads, questions on active, leading Real Estate forums - this works in any infoproduct niche you are considering -forums focused on your topic (unlike this one) will give you good insight into HOT topics and questions

    2. Found the top selling books on Amazon - seems to be many around Real Estate Investing - then dig into their table of contents (most offer this right on Amazon itself) to get a sense for what they include, but also chapters or content that is either NOT included or where you could include more...I love finding gaps for future infoproducts this way.

    3. Search other affiliate directories, Commission Junction, Linkshare, Clickbank, etc...to find the top sellers around your niche

    4. Search the web for Real Estate + seminars, Real Estate + DVD, Real Estate + Course, etc... to find and examine higher-end products. While you don't always know how each of these are selling, you can get a pretty good feel for trends, especially if you see that a range of other authority sites on Real Estate are promoting certain affiliate products.

    Beyond that, you can do some quick things to test interest in topics by taking 4-5 potential sub-niches or topic ideas (as you outlined above) and create a content page or offer mini course and drive traffic - see where the traffic goes.

    We did this with an alternative health topic lately where we were not quite sure of the angle, so we tested 3 different mini-reports and found one outperformed all of the others by more that 5X.

    This isn't a real estate forum. You should talk to people in your market. Talk to brokers and agents and people who are wanting to buy and sell their homes. Find forums that are for real estate. By asking here except for techniques to market the product online, I don't think you are going to get the very best info you could get. Not to mention you need to really take the time and research where in the market you want to target.

      I understand/know that this isn't a real estate forum, it is however a forum where IM's who are in the real estate niche are located. As a result they may be able to provide some insight that I didn't think of or consider. Which they have might I add (thank you for all of your thoughtful responses).

    After conducting some research I think I have the topic for the ebook/report. It seems that people are having trouble in the "Rental Marketplace." Finding qualified tennants, screening prospective tennants, whether or not to use a property manager, etc. I would expand on these topics and provide some useful technology tips to streamline the process.
