7 figure website? How should I value and sell a *prime* domain - ehome.com

I have the site eHome.com. ehome.com went bankrupt in 2000 and we got it, and have been sitting on it for years. There is a *complex* backend system to the site, but the real value is, of course, the domain name.

The market is thin, especially in real estate, but there seems to be light in the distance and its time to move this domain.

It's hard to value a site like this and the history/complexity makes it worse (there are still people looking to collect $$ from ehome.com the company - they'll never get it, its gone).

Anyway, a site like ehome doesn't go on Flippa and this is the first time I've entertained selling, so I'm looking for more professional help from my fellow warriors.

Where would you start?

Who would you turn to for an honest, valuation opinion?

What factors are there to consider in selling a prime domain name like this? (the things I dont know, that I dont know).

... and whatever else you'd like to sprinkle in.

I'm thinking things should start around 150k - but what do I know.

    First off, you're sitting on a prize domain. I wouldn't let it go for at least $100K (including broker fees).

    The problem is you need connections to move that prime piece of internet real estate. Just like selling a multi-million dollar property, you need a broker who has DEEP connections. You're correct, Flippa isn't the answer. What you need to do is contact a reputable domain broker like Rick Latona and let him use his premium conections to market your domain.

    LooseChange - What makes Rick Latona a "reputable" broker? does he have a site or is he part of a larger company?

    Ultimately this site could sell for seven figures so, yeah, I'm being a tad cautious.

      To answer your question, I'm not trying to pimp Rick Latona, in fact I kind of don't like the guy ...but... truth is he has his finger on the pulse of he high-end domainer market and he's been involved in some pretty big domain sales.

      Even though I make my six figure living selling domains, the domain you're talking about selling is well out of my range.

      One thing I'm sure of is if you're looking to get maximum dollar for eHome.com, you will need somebody who can put it in front of the people who actually have the money to purchase it.

      Also, these days, domain names simply don't command the value they once did. Like I mentioned, after all is said and done, I'd be more than happy with 100K for that domain. Yeah, if there were a valuable site on the domain, it could go for more but just a domain name? doubtful.
