Got unsolicited offer to buy my website. How do I determine value?

On the side I invest in real estate. I currently have 24 rental properties. In my area I have built a solid reputation on real estate investing. I run a very active group that meets monthly and I have been invited to speak at real estate events on multiple times. I created a website on real estate investing a couple of years ago to share my experience with others. I never intended to monetize the website as I didn't know what that meant when I started it. This website is my sharing my knowledge with others.

I got an offer to buy my website. The website is InvestInRealEstate101 Here are some details about the website

I currently only sell a copy of my book on real estate investing and the 2 business plans that I wrote. That is all that is sold on the website.

Someone who wanted to spend some time promoting and monetizing the site could do something with it.

What do you think the site is worth? Thanks

    Do you want to sell the site? I'm assuming you do as you wouldnt be asking here otherwise.

    How much does it make? Does it have any traffic?

    Seeing as they approached you, you can probably get more than standard multiples. What details did they ask for? Or did they just say they want to buy it?

    BTW I hope you didn't receive one of those fake domain appraisal emails in which the person sending the mail offers to buy your website at a good rate but wants to get a domain appraisal done from a 3rd party website. They will never get back to you after you pay for the domain apparaisal.

    There are legitimate sites that can give you an appraisel. Have you tried
    'Go Daddy' or 'Verio' or such like sites? Also, your site is worth what anyone want to pay where they think they can turn a dollar. There are premium names for sale without a live site. For example, I saw chocalate.com for sale in the area of $5M. WOW! Did you try 'Flippa'?
    Google website brokers........however, check them out. Good luck

    I really do not make a lot of revenue from this site but like I said in my initial post I have never tried. I probably make about $60 a month on it.

    The offer is from a real estate investor that I have talked to before out west but have never met.

    I think the value of the website is in the number of articles that are already written for the website plus the ebook and the 2 business plans that I sell currently.

    Someone that really wanted to could really liven up the website and put ads and affiliate ads on it to monetize it. Without ever doing any backlinking the site has over 300 backlinks. With some backlink effort you can get that up. I know that the website is ranking for selected keywords related to real estate due to the articles that I have posted.

    Thanks for the suggestion to avoid a broker. I know the guy albeit through email for the past year or so.

    I was looking to set an initial dollar amount on the website when I responded to his email request.

    What number would make you happy? It has an aged domain and a lot of content. Those are 2 pluses.
    I'd ask him to make an offer and then up it from there a bit.
