Need Advises To Sell My Website

This is my first time selling a website.

I have a website that is position first in all the major keywords in its niche in USA and Canada. Some of those keywords are hard to rank for.

I get approx. 10K user a month, I do an average of $1150 sales a month.

The niche is about treatment for some medical issue. People that are willing to buy.

I am selling only one clickbank product on it.

I am in contact with the number one competitor of the product that I am selling on my website. Pretty cool right? I am the one who contacted him first.

He is interested to purchase and wants to know how much I want for it.

Should I let him do an offer or since I contacted him I should be the one setting my price first?
How much should I ask or expect to get?

    This is a hard one. I'm not sure of protocol here. I will usually go way beyond what I think the site would be worth as a starting offer. He'll just counter offer if he is serious in the site. If he decides to play games with you, just tell him you'll put it up on flippa.

    With that much traffic why sell seems with some tweaking and the Warrior Forum help you can make it into a lot bigger money machine than what you would make selling it. However, I'm seeing the rule of thumb is 3-5 times the yearly revenue is a good place to start.

      I am selling since I need the money.

      He knows I am trying to contact the owner of the product that I am selling on my site, that should produce a since of urgency, if he is really interested...

      3 to 5 times the yearly income. Interesting, I was thinking to offer 2 time my yearly income. I am glad I have made that post.

      I have been making steady money since the last 7 months. So I can just translate that into a yearly income time 4 or 5.

      If he counter offer with half of what I offer? Lets say I start at 70K and he offer me 35K, do people usually settle that fast, or should I counter with like 50K.

    Hi Crasseux,

    If you're looking at Flippa auctions for sites that sell an affiliate product, the current average multiple is 4x monthly net; if you're in a specialist niche with a high payout this increases to around 8x monthly net. These average are for sites with a net monthly between $1 and $2K.

    A site has to have enough going for it to clear even 1 year EBITDA, such as member lists, excellent performance in the serps or multiple streams of revenue and traffic.

    I receive about six valid enquiries each day from people wanting to sell their site. About 70% have unrealistic price expectations, and ultimately we don't strike a deal; they think "I can put it on Flippa", do so, and ALWAYS fail to hit their reserve price if they use one, wasting their time and money, before trying again to sell it at a more realistic price.

    If he's prepared to pay it, then yes 3 - 5x annual net would be great for you, but it's not a realistic open market valuation for the type and size of site you have. If you're not in a hurry to sell and have plenty of other potential buyers then I guess you've nothing to lose, but unless this guy massively wants your site or generally doesn't know the value of web businesses, then you may want to consider a more realistic offer.

    I've sold many sites on Flippa. If you can prove income and market it well, you can get 10-14 times monthly.

    You will need 4-6 months of provable income. It's also important to show the traffic stats, sales and a history of rankings. Provide lots of attachments.

    The title and wording you use are also important. This needs to be driven home as a stable and repeatable income.

      Thanks for your advises.

      I already sent my unrealistic price with screen shot of traffic and revenue yesterday.

      I did sent 5 times my yearly income. I did not get a reply yet. Will see what will happen.

      I think I can do better than 14x monthly revenue, since the niche pay very well and the buyer is already establish in the niche. He could start gathering name for his newsletter and start selling his product right away. He can increase his gravity on clickbank, and will probably make more money than I do.

      Depending on what he says, I think I will just be honest with him,tell him how I ended offering that much for my site, and offer him 24x my average monthly income. That would be more realistic.

      For people that are interested, I will share my experience selling my site here. That might be helpful for other people in the same situation.

        After sending my 5x yearly revenue, the buyer just ignore me for a week. After a week I sent him an email asking him if he did check my screen shot and I also just told him that my offer was unrealistic, and that my price was 18x my average monthly revenue.

        He replied the next day with more questions. He is now worry that the website loose his ranking once the website is sold. He is saying that since there is no guarantee that the ranking will hold, it is better to put the money on something else where the ROI is more guaranteed.

        I told him that to keep the ranking he will need to do some SEO work, which he probably know anyway, and that I don't need much effort to keep my ranking (which is true).

        Does anyone have experience seeing a website loosing all his Google ranking not too long after it was sold?

          I told him that to keep the ranking he will need to do some SEO work, which he probably know anyway, and that I don't need much effort to keep my ranking (which is true).
          Answer his questions honestly - tell him exactly what you do to maintain your rank. Do not lecture him about SEO, etc - he already knows he has more experience than you do.

          You may have lost the sale or he may be trying for a lower price. Both of your prices were unrealistic and he knows that. By contacting him again - now he knows you WANT to sell...he just doesn't know how low you will go.

          Tell him if wants to make an offer, you will seriously consider it. That's about all you can do at this point.

    Hi,
    Let him make you an offer and you will be able to tell if he is serious. If you need the money and you think it is fair, take it and move on. Since you obviously know how to build and monetize a site, build another one.
