How much is this site worth?

Hello fellow marketers.

I've an article directory submission website, it's totally free to browse, register and post. It's quite popular, right now hosts +300K articles and +39k authors... it increases by 1k article / day and 200 authors / day... (approximately).

My revenue are quite inconstant but present, as I use this huge base of users to promote affiliate products. So, when I can, I email those 39,000 (they will be 40k in a day or two) and I make from $10 (promoting a WSO for example) to $700 (when promoting huge Clickbank products).

Few banners on the site give me from $1 to $5 / day...

The real value of this website is the user base. How much is this worth in your opinion? Remember... is like having +200 all the internet marketers and site owners signing up into your squeeze page...

    $88k is quite high. I would never trust those tools, they never give any realistic value.

    If you make $1k per month, with the user database probably the most you can get is around $15k-$20k.

    Check Flippa for similar auctions and set your price accordingly. But remember, do not expect you will become millionaire overnight by selling a site.

    The general rule of thumb for site value is based on 10x to 20x net monthly income. The huge list you have will certainly push it up towards the top end.
