That's pretty cool. I don't know about your neck of Canada, but if you were in Arizona, you would have broken the law because you're not a licensed real estate person, but acting in the capacity of an agent.

There are certain things that you need to be careful of -- treading in an area that's licensed by the State or Federal authorities without a license is very dangerous ground.

Yeah, that's what I heard about the States... Well, I'm sure there's a way to go around this without breaking the law.

Great post and idea! Could you imagine how much money is coming your way for Vancouver's 2010 winter olympics. I'm sure you're brainstorming and thinking out of the box on that one...

  I know people who are charging local businesses substantial fees basically just for putting up craigslist ads for them.
  
  The reason the businesses are happy to pay the money is...
  
  It brings them sales and makes them a whole lot more than they're paying the consultant.
  
  Deals like this can be very lucrative and you can even charge businesses upfront to start listing ads for them.
  
  One recommendation...tell them you'll be using a variety of methods to help them with their internet marketing then START with the Craigslist ads.
  
  If they work your client will see instant results with very little work and no money outlayed on your part...if they don't you can move on to another strategy.
  
  One word of caution...in different countries there are a variety of laws about taking commissions on the sale of houses and cars. It's often illegal without the appropriate license.
  
  So if you're doing it once for a friend...no problem.
  
  But if you're working on a larger scale you either need a license or you need to be charging some kind of set free (and from a business perspective it's even better if you charge 50% or more of that fee upfront.)

He wasn't acting in the capacity of a Real Estate agent. He wasn't brokering the sale or purchase of the property. He was helping a friend get a tenent.

That is not in the capacity of an Agent at all.

If he was brokering the sale or purchase of the property then yeah, he could get in trouble.

But helping someone get a tenant even if he made some money out of it will not get him in trouble.

If it did then newspapers would not be able to put rental ads in their papers.

The key is did he broker the sale or purchase of the property? and the answer is no he did not.

Craig's list has had some good results for me in Calgary, but the
rentals section last time I tried was so packed my listing was off
the front page in a few hours and not a call in 2 weeks. It is a
bit up and down, effective sometimes.

It's amazing how much you can earn with a bit of lateral thinking.
As for here in the UK, there's no licences that are required by law although there are some professional bodies it oculd be worth joining.

Hi guys,

I've been away for 2 months and got back in town about a week ago.
I just want to update you guys on my method I've used.

Right after my 1st deal, I was looking for a tenant for my other client
and had found two prospects. For 2 days, I've showed 3 houses and
one of them signed the contract. Yay!!!

And she graciously gave me 1 month's rent which was $1450.

So all together, I've made $2800 + 1450 = $4250. Not bad for just few
hours of work, huh? : )

Depending on what state you're located in...this may be illegal.

It is a great way to earn "finders" fees but keep in mind that some places would view this as a real estate transaction and you would be breaking the law.

It depends on how the law is written where you live.

You can go to Google.com and type "filetype: pdf tenancy agreement."
You'll be able to find the general form that the public can use.

Again, if it is illegal in your province or state, you really shouldn't do this.
But if it is legal, this is a great way to make a handsome side income
along with all your internet marketing endeavor. : )

Joseph.... I lived in Vancouver for over ten years. Also sold real estate in Vancouver. You ARE breaking the law. If you are placing ads and Showing the property then acting as a go between for the client and the customer, you need a license.... Not sure of the current fines for this as I have been out of the market for a while, but back in the late 90's, it was $50,000 for breaking Provincial Real Estate Law.

I suggest that if you are good at this you need to get your license and then grab as much of the market as you can.

Else, leave it behind and move on.

I understand what you're suggesting but as I mentioned in an earlier post...
You cannot be the property management or real estate company But you can help and assist property management companies... by offering and providing misc. services.

In fact there are many real estate assistants (no license required) and services who place ads for realtors and do their open houses! How is that a problem as long as you are not miss representing what you do including your credentials etc.

I totally agree and for those that continually track misc. Vancouver opportunities on a daily basics as things get closer, one particular easy money making opportunity is domaining!

The nice thing about it is you can really live anywhere you want. Ideas like this are available world-wide focusing on all kinds of key events and happenings! Here's another quick example for a little more food for thought...

Fellow Warriors,

I don't think it's feasible to respond to everyone without making some people
wait for days... so I've decided to just spill the bean right here in my thread...

This is the exact step I've taken to find the 2nd prospects AND the tenants:

Step 1:

go to craigslist classifieds: jobs, housing, personals, for sale, services, community, events, forums

Step 2:

select your city, country

Step 3:

choose apt for rent

Step 4:

click on post

Step 5:

say you can help find your tenant and leave your phone number

Step 6:

once somebody contacts you, get all the detailed info about their house

Step 7:

mention that you charge 1 month's rent for helping out

Step 8:

post in the same category your ad with different name and number

Step 9:

once you find some prospects, show the house

Step 10:

if someone wants it, have them sign the contract

That's it! This is the entire process and I haven't left anything out.

Hope this will help many people out there trying hard to make a living
during the financially difficult time like this!

Bottom line... Find condo's and real estate properties that just aren't selling due to the current economic times.

Follow Joseph's basic overall idea reading the complete thread to have a clear understanding on all possible issues. Adjust according doing a little research and some homework on particular real estate methods used in your local areas regarding real estate rentals.

Try adding a few innovative "twists" to the idea based on your locations and market conditions wherever possible. Complete your deals keeping all parties involved happy! Collect all your service fees. Rinse, repeat and perfect your methods as you expand on the idea...

Quick basic example...
"That's the great thing about having residential units like that: If you can't sell them, rent them,"
