How do I value my website and niche internet business?

I am thinking of selling my niche internet business so I can get a lumpsum capital to invest in my offline business but I am not quite sure how to appraise it and thought maybe some of you warriors could help me out.

My niche internet business consists of,
  • An aged wordpress blog that gets roughly 2,000 views per day with a loyal following. This blog has now become the authority in the niche, with many top 5 placements in major search engines for my main seed keywords.
  • an email list of over 4,000+ subscribers which is very responsive and a followup series that currently has about 188 emails saved. (The follow-up series is basically all content so it does need to be better monetized)
  • 3 live clickbank products (1 in development which I plan to launch to my list before selling) so there will be 4 all together.
  • Facebook fanpage with 244 fans (This is new I just started incorporating facebook marketing into my marketing strategy about 3 weeks ago.
How much work is involved,
The business basically runs on autopilot with the high search rankings and huge followup series. But what I do try to do is post 1 or 2 new articles per week to keep my list and visitors from getting stale.

Cost
There is not much overhead cost except for monthly hosting and autoreponder. I do alot of outsourcing now for graphics, content and article writers but it's not necessary I just really don't like writing . I don't currently do any paid advertising, I have in the past but the organic rankings are pretty good so all traffic basically comes from organic search, social media and viral traffic.

Income
The niche is very small and obscure so it doesn't get the crazy numbers that i'm sure many of youj Im'ers are used to hearing about. All together the business makes about $500 to $1000 per month from the 3 clickbank products combined. I actually don't do any marketing for my products all of the sales are coming from affiliate sales. and like I said before the entire business can be better monetized. And the last two product launches to my list have gone very well banking $600 to $1200 from one mailing.

    Its hard to give a value for a given site. Ive always followed 10 times your month income, so 5k - 10k for your site. but it could go for more or less just a base to go off of. Good luck on selling your site.

    Basically what profit value would bring the owner (you) or if planning on selling, how much would you receive on a monthly/yearly basis (gross), after all expenses are paid out. That is what your business (website) is worth.
