How to monetize leads properly?

I have a very targeted source of traffic in a specific niche, and I'd like start to collect emails and build a list but I'm a little confused about how should I monetize the leads.

I'm gonna offer a free report but after that I don't know what is the best way to start with it. For example:

free report -> follow up email series -> affiliate offer ?

free report -> (right after that) affiliate offer -> follow up emails -> maybe sell own product?

What would you suggest to me? Thanks

    I generally like to provide a series of very interesting/useful emails before I send anything that's mostly a promotion. All of my emails do have a link to my products page though - although it's very nonobtrusive.
