Thinking of selling site. Brings in about $500 a month, what should I charge?

Hi there,
I am going to be extremely busy working on some other projects. I have a niche site (About 30+ pages) that brings me in between 300 and 800 per month, and it is increasing. The affiliate pays monthly, and has always paid. I am thinking of selling it, but unsure what to sell for? The income varies, in July, it did 800+ dollars, and in August, it did 458. USUALLY it is about the 450 range. All my traffic comes from organic search engine results pages. Practically ALL of the link building have been done by web 2.0 and article marketing (Some automated account creation, and about 70% unique content on each site). TO be honest, I have not been that aggressive in link building. The site is adult oriented, but does not contain pornography or anything explicit. It is a text based informational site with guides on relationships, etc. The affiliate IS adult oriented, and is for escorts. AFF does NOT convert well, but this affiliate does.

What would be a good starting price ? I have toyed around with selling it directly to my affiliate as well.
Any advice?

    Maybe $5000-$7000

    More perhaps if you have something like google analytics to back it up.

    I am sure it will be sold for anywhere between $4000 - $7000 on Flippa.

    I listed a 4 months old site there that's average $330/month via adsense and the highest bid is currently $3500 (2 more days left). So, it seems like the normal selling price is 8X - 12X monthly revenue.

      Flippa traffic is notorious for selling websites cheaper than they are really worth in my opinion. You can take that same "website" and rebrand it as a business, goto bizbuysell.com or the likes, even hire a NY Business Broker, and get 5x that. If your patient, and know where to go you can make significantly more money.

      I learned this the hard way. I sold a website for $10,000 a few years back. The buyer changed nothing, and flipped it on another website for $25,000. I was a little pissed that I was ignorant, but it was a valuable lesson all the same.

    I believe 10 times the monthly income is the minimum value you should sell any website.

    I would use the income to employ a VA and get them to drive the income up by various means. There would be enough time for them to help you on other projects. There are full timers you can employ in various Asian countries at $300 to $400 per month.

      Yes thats exactly what I was going to say, pay a SEO va around 300 to 400 bucks per month to run the site and you could see double or triple your profits in 3 to 6 months.

      Give that ago first and at least it will add some extra value to your site of you do decide to sell.

      There is company that offers this service on the warriors for hire section have a search for them.

    I'd reinvest some of the profits into trying to earn more with it.

    Flippa has a rule against adult sites, so not sure if you can list it there, but you can get an idea of what they are selling for on Flippa with that income. Just click on the Just Sold tab and see what's selling and for how much.
