How much is this site worth?

Hi guys, I've run into some back tax issues and need to come up with some quick cash. I have an affiliate website that earns around $1200-$1500/month (80% CPS affiliate rev, 20% adsense rev) and has around 5000 visitors a month with around 1200 pages. I do not want to sell it because it's nice recurring revenue, but if it can help me out of this tax situation it'd be worth it. There's tons of optimization that can be done.

How do I place a dollar value on the site in order to flip it?
