How much should I sell these $20,000 sites for?

No, that title isn't an oxymoron... let me explain:

I have six different websites promoting a total
of five separate SEO and PPC products as a
Clickbank affiliate.

All of these products are related, and all are
produced by the same publisher (a well known
Warrior actually...).

So I'm looking to sell all six websites as a package.

They've produced approximately $20,000 in net profit
over the past two years, and are projected to make
a further $6,000-9,000 net profit in the next 12 months.

Also important to note is the fact I have put practically
ZERO effort into any of these sites.

No proper SEO/link building, no great onsite marketing
(they basically act as intermediary pages between
Google and the real product sites...), no list building,
nothing...

The only reason they earn well/rank high in Google is
because they are extremely good domain names (i.e.
Product-Name.com or ProductName.net) and were
registered very early on.

i.e. They're EXTREMELY lazy affiliate sites. So lazy that
with a bit of effort I'm sure they could be earning
2-3x that much.

However I need some additional cash for a new project
and have no interest in this niche anymore anyway.

So I want to sell.

***************************
My question is: HOW MUCH should I
sell these for, and WHERE should I
sell them?
***************************

As for how much, I've been recommended everything
from their projected net earnings in the next 12 months,
to their projected gross earnings for the next 3 years...

And I was thinking of selling somewhere like SitePoint
(good marketplace for sites, but I doubt buyers there
would appreciate the value of these sites...)

or the Warrior Forum Marketplace (where the value
would be appreciated, but hardly the #1 place for
selling established websites).

Any additional suggestions?

Cheers!

You won't like it, but I've heard around 6 months net, at best.

6 months net of proven, reliable profit? No way.
Show me a sustained PROVEN offer like that and I'll buy it every day.

I think the reason this might be considered the 'norm' online is because people think if they get lucky and make a 100k from a site in one year (probably 90% from launch), they somehow think the site will continue this trend, which usually doesn't happen.

Not saying your statement is incorrect, but it needs a little more info behind it.

I don't think YouTube sold for 6 months net profit.

    Hi,

    In the short-term...

Either snatch the arm off the 12 month guy, or...

...do a Kelly Felix and make a killing on eBay...

...or channel some of your site's income into SEO, and improving its rankings and value, (or CPC ads to increase its reach), get more sales, then reinvest some of that profit and create your own CB 'Best seller' (I know this goes against your immediate plans, though)

Thanks for the replies, all appreciated.

I would of course show sales (including refund)
receipts from my CB accts to any buyers. But
as I wasn't actually SELLING (not even slyly)
in this thread, merely looking for suggestions,
I didn't think it was worth mentioning :O

The main Google rankings are sustained, these
products are sustained (obviously there will be
*some* slump over it's life), and those projected
figures (they're not amazing, but someone could
surely do something with it) are very accurate
    in my opinion.

There was a very small bump at the launch, but
when I say projected net I mean projected net.

Steve, do you really think eBay would work?

I can't see it as a marketplace for websites...

I get the feeling I'd still need to get some momentum
on an IM forum, directing people to my eBay link...

Are you referring to that $500k drugs site Kelly sold,
which was the basis of his original RJ sales letter?

My impression was that was a private negotiation
that was finalised through eBay for security reasons.

It might be hard to get a year's worth of your projected income there from a potential buyer.

First, you say that it's steady income, but I doubt several others would see it as such. If this particular person has several such products, he's probably moving from one to the next and there will be a different thing he promotes in the near future again, while the sales of his older projects have a risk of dropping significantly.

Also, there's still the risk of losing rankings, additional competition popping up, etc..

All of these are things that buyers consider. I'd be shocked if someone bought it for three year's worth of your projected income ... I would even be surprised if someone bought it for a year's worth (although it could be possible). I would think that six months is a decent risk for your case without seeing any additional statistics.

    Definitely see your point Brian.

I guess the problem is I know much more
about the domains and the potential than
any prospective buyer, and it's often hard
    to convey that :-)

Though as for the publisher moving on, it's
    Bryxen Software (Brad Callen's company),
and even his oldest IM product (SEO Elite,
almost 5 years old) is still going strong.

As for Google rankings. That's always a risk.
However most of my sites are probably in a
position to GAIN rankings, relatively easily.

    But, I digress...

I'm starting to turn this into a pitch :O
(definitely I didn't start this thread to
    sell them)

    ************************************
So if anyone has some good places
(all I'm aware of is eBay, SitePoint Marketplace
and the Warrior Marketplace) it'd be hugely
    appreciated :-)

    Parker,

I would hold on to those sites and invest that network's earnings
into something that will compound daily.

Just pretend you never had them in the first place and find another
way to fund your new project.

That network you have is an asset.

Do you know how many people CAN'T even save $6000-$9000 in a year?

    Think about it.

I would keep them if I were you.

    Good point Jason.

I had considered it, it's just that I *thought*
this would be the easiest way to fund it.

I'm looking for pennies relative to the bigger
picture, I'm sure some of my other options
are actually much more straightforward :-)

Still, I feel my sites are UNDERvalued, that's
why I wanted to sell. I'm sure there's someone
that would jump at the chance to renovate
    sites that are already earning.
