Selling My Website With Special Stipulations

I have almost reached an agreement with a buyer for my website. I have never sold a website before, and I need some advice. First of all, I understand that using escrow.com, or a similar service is a good idea to protect both buyer, and seller.
Now, the agreement that we are reaching involves splitting the revenue from the website for a period of time (one year) in addition to a one time initial payment. How would you suggest we set this up so that I can be sure to receive the proper payments for that one year? My fear is that the buyer will either falsify the revenue in their favor, or worse yet, disappear altogether. What do you suggest? Thanks.

    Don't know how you would enforce that. Personally, I wouldn't even try. I'd charge what the site is worth and not risk getting ripped off with future income of the site.

    Sell it outright. Don't go for a split because it will never happen. He will take the money and run. Sell it as whole and up the price.

    Do you know him or know OF him? I have purchased a website like this before and it worked well. They approached me and I'm not that hard to find through a niche we had in common so he know OF me.

    There is a trust factor involved so if you don't know him or know of him be extremely careful.
