Overly high prices on Flippa?

I've been browsing website listings on Flippa for the past couple of weeks looking for sites to possibly invest in and am wondering why BIN prices & reserves seem so high.....for example, I see sites which are claimed to make around, say $200 per mo., and the seller is asking anywhere from 14-20k for the site.

I thought that it was generally accepted to ask for 10-12x monthly revenue as a sale point but many of these are way way higher than that. I'm pretty sure that this overpricing trend is relatively new because I don't remember seeing these prices in past years. Anyway, just wondering if anyone else has noticed this also.....

    I have seen that but it is generally for one of two reasons:

    1. It is just an immature seller that doesn't have experience in selling websites and pricing them. They think that because it is a great idea in their head, people should be willing to pay big bucks for it. In reality, it isn't a high-dollar website until it is actually bringing in high dollars.

    2. The website is showing significant growth each month and they are projecting the value instead of going off a single month. But even in that case, 14k-20k would be ridiculous for a site that is just making $200/month.
