How much is my site worth?

Hi,

I am thinking about selling one of my sites and would like to get a rough estimate of how much it would be worth for e.g. on flippa. Here the infos:

Its a niche job board estabished 1,5 years ago with a very nice .com domain.

Alexa: 600.000
PR 5 authority site (site links)
Monthly Visitors: about 17.000 (still growing)
Backlinks on google: 40
no1 on google for its main search term (good position for some others search queries)
Newsletter: 1.100 subscribers (30 new every week)
most visitors come from USA and Canada, then India followed by many European countries. User stay on site 4:10 minutes on average.

Sources:
62% from search engines
12% referral traffic
25% direct hits

Income:
Adsense: 220 USD per months (growing), CTR is quite bad cause i suck at this
Ad: I also sell premium job ads on mainpage and highlight stuff and so on. average hard to say. this month i made with that about 120 USD, but i think this will develop well in the next 6 months.

how much do you think i would get on flippa for this site?

    Ultimately, what your site is worth comes down to how much it is earning you.

    Let's say it's earning you $300 a month then I wouldn't expect to sell it for more than $5000.

      I did a quick guesstimate before seeing manicmethod's reply and figured $6000 if you were lucky.

      My calculations went as follows, your best month so far has been $340 total, at a x18 multiple that is a bit over $6000.

      It is really going to be down to chancing upon a buyer who sees the potential. The stats look pretty good to me, but I'm not an expert on site flipping, so think you should be able to get towards the better end of the monthly multiplied valuation.

      If you're not desperate to sell, then I would think you'd make far more in another 3-6 months if you improve the earnings, as well as having longer term proof of viability.

    In my opinion your site would would worth 2000$. But i suggest going to yourwebsitevalue.com or websiteworth.com, they can also make some good presumptions.

      On Flippa, I'd try for around $4,000 for the site. It would be nice if the ad income had a longer history to bolster the monthly income, but sounds like a nice site with good potential.

        If it were mine, I would be expecting to sell it for $3,500 and would also be trying for around $4,000 for it.

    A general rule of thumb that buyers normally apply is approx 8-12 monthly revenue.

    most bargain hunters on flippa expect to pay no more than 6x monthly revenue. if you're lucky, you may be able to pull in a year's worth of revenue. if you're new to flipping, it may be worth your time to investigate brokers who will sell for you and you can tell them what dollar amount makes you happy. good luck!

    Well it depends on you that how you sell your website. People even sell newly made websites for $500 and sometimes a money making website is sold for $300.

    So the main part is your flippa sales page! Make it compelling and try to keep things original and you will surely find a buyer who will die to buy your website

    So, demand for your own price rather then thinking on what you should ask !....! Its your website and you are its owner. Just price it and list on Flippa !

    I have 2 x conkers half eaten mars bar and a button I can I buy it now???

    Its only worth what the maximum someone is willing to pay for it....

    My parents house is "worth" £500K but if they can only sell it for £250K that is all its worth...

    I buy money making sites all the time and if teh income is genuine then I will pay 10 - 12 months average earnings...

    no one seems to be taken into account expenses. What are the costs associated with running your site? Is the income you stated all profit or is that gross income and we need to subtract expenses from that.

    One site that I have used to determine value (and I believe has been mentioned in a SitePoint blog post) is Website Valuations and Appraisals, Value a Blog, Domain or other online Business

    But it can sell for much more.

    This depends on how well you can sell your website on Flippa. The information you have at your disposal (proof of income, traffic, search engine stats, etc...) and the way you present your website to the buyers at Flippa can make or break the sale of your website. You can sell it for 3k or 6k. Non of us can really tell you how much your website is worth with the information you have provided us. The only way to really find out is to try.

    i got a question regarding escrow. what happens when the buyer receives the site but then does not accept it does not unlock the money in escrow?

    how do i get the site back?
    what if he destroyed the site?
    can i "not accept" his "not acceptance"?
    does he have to give reasons for not accepting, and if yes which reason might be valid?

      If he does not accept it, he must transfer the domain back to you. If he does not, you get paid by escrow.

      You should, of course, back up the site before transferring it.

    you can expect to sell the site from anywhere
    between 6k to 10k.

    Most of the sites sell for 6x income.But considering the quality of your site,You may go into the 2500-4000 range in flippa.
