How I make $12,500/month passive income. This is how I do it.

I haven't posted here before, but I've learned a lot from Warrior Forum over the years. I struggled at first to make money, probably like a lot of you. Recently, I've been thinking about why I was successful.

Here's how I do it...

I build websites. However, instead of focusing on writing content, I decided to be different and find problems people have and solve them. I build unique websites that others can't (easily) copy. Which is why I don't mind sharing my formula.

My First Big Success - $150/month

I took some public government records that were only available by ordering a DVD, and made them available online. As well, I added about 5 pages of content with some information on the topic (FAQ, About, etc.). It is a very simple PHP script (100 lines) that lets people do a search. Then I put Adsense on the site, and did some minimal SEO, such as submitting it to directories.

From 2001 to 2010, this simple site was #1 for a pretty popular keyword and outranked even the government site! It consistently earned $150/month from Adsense, and required zero work after it was setup. Recently, I changed hosting and I couldn't be troubled to move it. Also, the data was from 2001 and getting pretty out of date, so I decided to shut it down (even though it was still making $150/month). Honestly, it wasn't worth the effort to update it.

Next Success - $12,500/month

I found a niche where there was a lack of good information for people. There were lots of websites on the topic with articles, but very little about people's real experiences. The niche also has high CPC for ads. I realized that a user review site would be perfect since people were already posting reviews in some forums about the topic. None of the WordPress plugins or scripts would do what people wanted. So I created a simple review site specifically for the niche. Then I mentioned it on the related forums and it took off like wild fire! I had good on-site SEO to make sure Google would be happy, and I did some minimal link building to get ranked (submitted to directories).

This site now earns $12,500/month (average, it's been as high as $15,000 some months) from affiliate commissions and a bit of Adsense. I was able to quit my day job, and then do a lot of traveling. Because the site solved the exact problem people were having, they naturally linked to it and talked about it. It just keeps on going. All traffic is organic and it ranks well for a lot of keywords. It requires 2-3 hours/month of work.

Why it worked...

Looking back, in both cases I created custom websites with a bit of programming. Marketing was easy, because it solved a problem or provided information people needed. In the first case, I used technology to make the information available. In the second case, I used technology to create a platform where people could exchange information, a review site in this case. Neither was particularly innovative or technically ground-breaking. In fact, the web programming is extremely basic in both cases.

I didn't even realize it until now, but the first case is similar to Google where you create a tool to make information available. The second website is the same model as Facebook, where you create the platform and let people use it to share information.

If you think about all the most successful businesses today, one thing they have in common is that they provide and use technology to their advantage. Google, Facebook, Apple, Microsoft, eBay, Amazon, Netflixs, etc.

Now, I like WordPress (and similar web scripts) as much as the next person and use it for blogs and in a lot of other situations. It's a great tool and I could have used it to solve 70-80% of what people needed. But a solution that solves the problem 100% (and just that one specific problem) is what makes it remarkable.

Steps:
1. Find a problem that people have. This is the hard part, since there isn't a keyword search tool you can use. You have to keep your eyes open. It's best if the niche is one where people spend lots of money. Both of the problems I found were something I wanted solutions to for myself.

2. Build a custom site that solves the problem and give it away for free. You don't have to be a programmer or tech geek to do this, since it's easy to outsource programming these days. Caution: don't take on crazy challenging problems like building a search engine when no one has ever done it. Find easy problems, but something that WordPress or a cheap script can't solve.

3. Monitize with Adsense or affiliate offers. A different model is to charge a fee instead of giving it away for free, but I tried that with my first site and it was a lot of work (dealing with customers) and made just as much money when it was free using Adsense.

I really like creating passive businesses so that I don't have to "work." Both of my successful sites have been almost completely passive, letting me do fun things like travel and learn to fly small airplanes.

The hardest part is finding the right type of problem to solve. Building the solution can be outsourced.

Looking back I realize now that I also use technology a lot to build systems and tools to automate my businesses. I'm lazy and don't like working. This is the same reason why email auto-responders are so amazing; you set them up once and they automate your sales process.

The Internet is today's killer "technology" and while I agree that you don't have to know how to program or write HTML, I believe you have a major advantage if you understand the basics and know how to create custom websites/software by outsourcing. You can use technology to build a solution to a problem. You can also use it in your business to automate processes like sales, marketing, follow-up, support, etc. putting you way ahead of your competition.

That's it. Just knowing how to build custom programmed websites and tools is why I've been successful. I think most people can learn how to do this, although it's probably not for everyone.

      A few suggestions:

      1. Looking in forums and noticing a lot of people using the forum in a certain way, especially a way that it wasn't intended for.

      For example, if a lot of people are selling websites on forums, create a website specifically for buying/selling. This is how Flippa.com was created. Similar story for 99designs.com. WSOs might even be an example. A website specifically for WSO type offers might be an idea.

      For my example #2, I noticed a lot of people posting reviews in a forum, which is what confirmed the idea of doing a review site format. And reading those forum reviews told me specially what features people needed on the site I created.

      2. I haven't found this as helpful, but noticing when people (friends, family or people in forums) mention a problem.

      3. Keyword searches for "how to..." might give you some ideas, but in my experience #1 above is the best way.

      Noticing when people are doing something repeatedly in a non-optimal way or using an existing website in a way that it wasn't intended.

      Jon,

      Look to your own problems, unless you don't have any! Be aware of your problems no matter how small and be aware of other people's problems around you at work, etc.

      Then simply do some Google searches and see what comes up. Go to some of those at the top of the search results and see if they deliver a good solution to the problem.

      Don't over think it, don't over complicate it... just go do it!

      Hi YasirYar,

      When I first started out I tried copying other sites that were successful, but it doesn't work (or was very hard and cost too much). To get noticed and stand out from the crowd I learned that you have to get creative and be different in some way.

      When people in business talk about Unique Selling Proposition (USP) and being different, I think this is what they mean and why it works.

      There are formulas you can follow to be "creative." Take a proven concept, like the review site (think TripAdvisor.com) and apply it to a different niche. Or find something that works and be a lot more specific. If a forum on dog training is popular, what about one on training a certain type of dog.

      You're right that finding a problem to solve and creating a unique solution takes some effort, but so far that's what I've found works.

      Right now that site has around 90,000 unique visitors per month. It's been steady growth. I remember my first month I had about 100 visitors was a big deal.

    That's the key right there. Creating a "platform". People provide the content and do marketing for you.

      I definitely agree! Having a platform that allows user generated content is a great model. It's also great from an SEO perspective because people naturally use keywords that get searched for by others.

      The only work needed is to ensure there is no spam. And it's easy to hire someone, or even get users to moderate.

      One issue I ran into at the beginning is that it can be difficult to get things going, or "seed" the website. A review website isn't very interesting if there aren't any reviews. I created a contest for the first 100 reviews to encourage people that worked really well.

          I should have been clearer. The 2-3 hours/month of work is for an outsource worker (er, well, my wife actually ) to moderate the reviews and comments. She checks for spam and fake reviews. I could hire someone else to do this, but she likes helping with the business, she's good at it, and I trust her.

          My actual required work involvement is just keeping an eye on the stats to make sure it keeps making money. I think every business owner needs to watch their numbers to make sure it's running smoothly.

          I do choose sometimes to grow the business more by outsourcing some SEO work, or testing new affiliate offers. But that work is not required and I usually go many many months without doing anything. I consider it passive.

How about building a series of video lessons for newbies to learn how to earn money online and it should be offered free with affiliate products and adsense to get the autopilot money.       I started it in July, 2006. I made a deal with myself. Once I was making more money online then from my day job, then I'd quit my job. That was about a year after I launched the site in 2007.

      I don't create articles. For my #2 successful site, all the content is reviews and comments generated by users. I have written an article or two to target specific keywords, so maybe 10 articles on the site at most. Constantly writing articles is a lot of work, so I'd rather have my users create the content for me.

      Traffic was pretty immediate, about 20 visitors per day. Most of it was because I posted about it in a few forums on the subject and people were really interested. They also gave some good feedback on the website for improvements.

      Then I started ranking for some search terms and getting organic traffic. After a month I was at about 75 visitors per day.

      In terms of earning money from the site. I didn't have any ads or affiliate offers on it at first. I waited until the site had some momentum going with about 100 visitors per day before I put up some Adsense.

      To this day I'm careful not to have too many ads or affiliate offers. Yes, I could probably make some money in the short term, but having too many ads really turns people off. Think about when you visit a website for the first time and see a ton of ads what do you think? Does it make you want to stay or leave?

      People understand the need to advertise and accept that, but you need to keep it in balance. I also did A/B split testing to see what type of ads were most effective and what placements work best. So the few ads I do have are effective.

    I'll toss out an idea that for something I wish existed. Here it is: User manuals that make sense. I'm not a technical guy. I simply shudder when I have to learn something technical. It doesn't matter whether it's a newfangled kinda phone or some other hand-held device all the way to software and beyond.

    I switched autoresponder companies recently and even with years of experience with one, it took me nearly four hours to get set up the way I needed to be. And here's the thing about it. After I was set up it occurred to me how the actual company could have made it sooooo much easier. But they don't.

    Most of the instructions for technical stuff flat out suck. They're written by geeks for geeks. Anyone who has a good understanding of how things work could make a fortune. But the trick is, they need to know about people, how they think and where their weaknesses in learning are.

    And when it comes to the product or service they need to ask, what's the objective to using this thing and what's the challenge going to be for the layman? Once you've figured out a simple way to explain something create a video and PDF manual and sell it.

    Get a lot of people like me to review it. I swear, if I could find easy-to-understand manuals (they would save people soooo much time) I'd pay for them rather than try and figure out some geeky techno-crap mumbo jumbo manual that assumes people know stuff they have no clue about.

    Anyone who can take technical manuals and make them simple for non-technical people can earn a fortune.

      I think it's a good idea. And I can definitely relate to confusing manuals. I consider myself a pretty knowledgable guy when it comes to technology, but often I'm left shaking my head too.

      Taking technical mumbo jumbo and explaining it in layman terms requires being able to put yourself in the other persons position. Too see the world from their non-technical perspective. Not to stereo-type too much, but I think that's a skill that's difficult for a lot of geeks. So you're right, anyone that is good at translating techno-babble into something average non-geek can understand will profit greatly.

      Before explaining the basics of my business model I did wonder a lot if it really is something anyone can do. I'm confident that it is. You don't need to be a programmer or geek, but you do need to know what to look for when hiring someone and the steps to take when building custom websites.

      I realized that I know of several people that aren't very technical that have had custom web software build for sites. They asked me for advice on a few things, and I was able to tell them what to watch for when hiring a programmer and how to make sure they ended up with what they wanted.

      I'll think about expanding on the details of this in future posts or in an ebook/video as some people have suggested.

      I couldn't agree more! When I first got online and starting building sites and monkeying around with split-testing scripts and surveys and polls and so on... I was horrified at the truly appalling user manuals and "training videos" for various pieces of software.

      I'm no uber-geek but I'm pretty good with technology and I spent a long time in the education arena so I do actually have a good handle on adult learning principles and blah blah blah.

      I figured I'd be able to help the developers who think they're helping their users with their instructions that read like "Next, take the ini file and redeploy it using a standard mod rewrite command so that the database reconfigures itself, allowing you to log in at the work portal URL".

      [Sidenote: steady on code-monkeys... I know that didn't actually make any sense. It wasn't supposed to. ]

      I got a few jobs, but on the whole, they couldn't see the value. Technical Writing is a time-intensive process because you have to learn the software (for example), document the typical processes and workflows, identify common bottlenecks and points of confusion (and how to overcome them!), and then write it all up, take screenshots, label the screenshots, format it all, and then proof it.

      That's why in the corporate world, it pays very well.

      My experience was that very, very few small-time programmers/developers (or entreprenuers outsourcing the dev work) are interested in paying what it would cost to have a well-documented and presented, step-by-step, easy to follow set of manuals and/or training videos.

      They'd rather outsource it to some college kid in Bangladesh or the Czech Republic for $100 -- if they could be bothered to do it at all.

      Yes, it's my job to demonstrate the value in the sales negotiation process, but I think it's a tough sell. Even though users would love it, I'm not sure it would get too many more people to shell out for the software in the first place; in a way, we expect poor documentation (unfortunately) and we're buying the software for the results we hope it will produce.

      (Yeah, I know the reasoning is a bit messed up there... but whatever.)

      There may be trademark issues here. For example, let's say the SuperDominatorEmailSlayerPro autoresponder documentation sucks.

      I create a series of tutorials and start selling them. Don't you reckon the good folks over at the autoresponder company might come a-knockin', asking what the Hell I'm playing at?

      Yet, as mentioned above, if I'd approached them about writing their documentation in a user-friendly way, they'd tell me to stuff it once they heard the price. (Actually, they'd tell me to stuff it even at half the price)

      Something that just came to mind... maybe you could get a legal agreement to create the documentation -- with no upfront cost to them -- and handle the marketing, sales, delivery, support, etc. and split the revenue 50/50.

      I didn't think until just now. That might work. But the legal agreement would need to be pretty watertight otherwise what's to stop them requisitioning the content on some trumped up trademark violation in a royal shafting maneouvre?

      I think you're right that a lot of people would buy it once they had had enough of pulling their hair out with the standard documentation and "training". But... well, see above.

      As you can see, I'm not so sure about that. If someone does manage to find a way, then good on 'em. But I think it's more banging your head against the wall than it's potentially worth.

      Maybe I'm just being a pessimistic old sod.

      It does require an investment of work to find a good problem to solve, create a solution, and then do a bit of marketing/promoting so people know about your solution. But the payoff is a business that is usually very passive (little or no work) and will make you money for a long time to come. The model works well for me.

      Everyone wants to make money fast and easy. I think the Internet Marketing and technology areas have a lot of amazing opportunities. And yes, they can be fast and easy, but only if you've worked at learning how to do it That's the catch. It's easy once you know how.

      I'm confident anyone can learn the steps to successfully hire a programmers and get custom web software built. Anyone can learn how to leverage technology for their advantage.

    Great story.. how would you monitize a site for "appetite suppressant" ranking in search engines got more then then 500 unique visits a day and can't convert it at all.. I'm not even sure what people are looking for when they search for "appetite suppressant" any help or advice would be appriated, I've tried many, many, many things and yeat still making none.

      This is a bit off-topic, but I feel your pain when you have visitors and can't monitize that traffic. And apparently I'm not able to PM yet since I don't have enough posts.

      You said it yourself, "I'm not even sure what people are looking for." You need to find the answer. Have you tried asking your visitors? I'd try to survey them, or ask the question on your homepage, "What are you looking for?" You might have to motivate people to reply with a contest or giveaway or something (Amazon gift certificate?).

      Once you figure out what they're looking for that will point you in the right direction for how to monetize it. It could be an affiliate offer for a physical product, electronic product. Or something completely different. Let the people tell you want they want.

      I'm guessing you've tried Adsense? I'm always amazing at how good Google is at know what people are looking for.

      Adsense is about 20-25% of my income. I'll let you do the math.

      I've never had any problems over the years. The only time I've heard of problems is in situations where the website owner did things against the Adsense rules. For example, putting animated gifts right next to the ad so people click. Or intentionally trying to trick Adsense into thinking your website is about one thing (with a really high CPC) when it's really something else.

      If you play by the Adsense rules, I think you're fine. Worst case if your did lose your account, there are other ad networks out there. When you build an asset like a website and you have traffic, you can always find ways to monitize it.

      If you build a really good website, one that stands out and is unique, people will actually contact you and want to advertise on your website. It's pretty cool when companies start asking to be on your website and pay you money, and not the other way around.

    I especially like the part about how you discovered that giving away your info for free (on monetizing with adsenes and affiliate offers) was more effective than charging people a membership fee.

    It seems so true how paying it forward and giving away information for free will always come back around and make you money at some point in time in the end.

    In your case, it frees up more of your time and also can be as profitable.

      It's a great point. It's also difficult to do as a creator to give away your hard work.

      If you think about the business model of radio or TV and even websites like Google, Facebook, YouTube, etc., they don't charge users to do a Google search, or post a video, or friend someone on Facebook They spent a lot of time/money creating those sites and running them, but they provide the services for free and make all their money from advertising.

      You also made a good point that this model frees up your time. I still feel the need to make sure visitors to my sites are happy, but people expect a lot less when your site is free then if they paid money.

    Do you feel if you created a product related to your websites you would increase your earnings? While affiliates and adsense are great, offering your own product/service would probably triple your income (and maybe outsource that part to keep it passive)

      Excellent suggestion. For some websites I agree this would be really smart and add a lot of revenue.

      For my particular niche (which I haven't revealed) offering a related product could work, like an eBook or training. It isn't possible for me to replace the main affiliate product - imagine something like a car, or a trip, or mortgage. But something related might work, like an ebook on what to look for in a used car, or when booking a trip to continue my examples.

      I actually have surveyed my visitors and found out what their biggest frustrations are challenges are. And I put together some training (outsourced) related to one of the biggest problems, but it didn't seem to work. I was never really motivated enough to figure out why.

      That's another good lesson, even when you're "successful" you still fail sometimes.

      For the site I talk about in #2, that niche needed something more custom so I had a review site developed by a programmers. It doesn't use WordPress.

      I believe there are some review plug-ins for WordPress, but the question you need to ask is, "Will the plugin solve the problem 100%?" If it can't because it's not exactly what people are looking for, then you may need to get a programmer to customize a plugin, or develop something completely new.

      Yes, it's more work and an investment, but in my experience that's what will make your site stand out and what will works.
