How much can i get for my PR3 on Flippa

Hi
I want to sell my site but its not at its peak yet
i've been working on this site for a couple of months
Its a PR3 domains 2 years old, strong backlinks
i get it to rank on #6 for a keyword with
2400 searches EXACT LOCAL one the US
the CPC is $25 for advertisers according to Google Keyword Tool

I mean i know it has a lot of potencial but i need cash for other projects.
Even so i dont want to sell the site on flippa with the "A LOT OF POTENTIAL" tag , i think the site will go for a crappy price.

What do you think
Can i sell it for a good price on Flippa?
Should i try to rank higher?

    It's hard to say if it will sell well. However, those stats do sound pretty good, and I have seen websites that half those stats sell for several hundreds.

    It matters if people like your niche, and if you can really sell the domain with good copy. It also matters if the domain sounds good.

    If it's something like "domain.com" (ie: one word, simple, and easy to remember) you will get more money then, "this-domain-haspoten-ial.info."

    What I would do is look for similar websites in your niche, or other PR3 sites there, and see how they are selling.

      The niche is in insurance and the domain is not related, actually its an aged dropped domain, wich i picked up on godaddy auctions

    The price you get will largely be determined by how much money the site makes.
    If it is not making any yet it may be best to hold onto it until it does.
    Flippa buyers are paying well over the odds for profitable sites now and you should do quite well if it is making some money

    Traffic and revenue. These are the only two metrics most buyers on Flippa look for.

    A site's 'promise' is hard to quantify. And page rank means little these days.

    You can expect 10x your monthly revenue at least for your site. If you're doing $300/p.m., a selling price of $3000 is more than possible.
